This is an inappropriate location for a gas station, car wash and multiple fast food locations along with their loud speakers, all of which require special permits to bypass zoning regulation. This defeats the entire purpose of zoning.
Development that falls within the zoning regulations would be welcome.

As a resident of the area surrounding the proposed development of the parcel on the corner of Wagonwheel and Old Vegas Trail, I oppose the Special Use Permits for the gas station and car wash at Wagonwheel and Old Vegas Trail. I request that this parcel only be developed without Conditions of Use permits agreed to by the City of Henderson. As a home owner in this area, I accept the fact that the parcel has been identified as Community Commercial, but should only be developed within the confines of the present zoning regulations in place.

No. Don't ruin the fragile peace of this neighborhood. Deny any noisy, air and light polluting development. This development might also bring more transient and criminal elements to the area.
I've already have seen what developments like this do to an area. It's bad enough that the new highway is going through this area. We have plenty of gas stations and empty store fronts nearby already. Revitalize those. Make this land into a public park/rest area instead.

I do not want this in my neighborhood, it goes against why everyone moved here, peace and quiet, there are plenty of other places to build this type of business, it doesn't belong in a residential area

I oppose this type of commercial development in the close vicinity to our neighborhood. Please ensure proper separation is maintained as required by zoning regulations.

As a resident of the area surrounding the proposed development of the parcel on the corner of Wagon Wheel and Old Vegas Trail, I willfully sign this petition acknowledging that this parcel may only be developed without Conditions of Use permits agreed to by the City of Henderson. As a home owner in this area, I accept the fact that the parcel has been identified as Commercial, but should only be developed within the confines of the present zoning regulations in place.
In particular,
City code requires a 500’ separation from a residential dwelling unit and commercial building.
We require this minimal distance to minimize noise, odor, and light pollution as well as fire safety.
We purchased our property with the understanding that this provision of the code would be adhered to.
Water runoff may not be directed through a residential area.
While the plan allows for drainage to be towards Wagon Wheel, the resulting flow goes through the residential area.

We have sufficient and nearby convenience stores and gas station combinations with retail space. Across the bridge for one. Down Boulder Highway are plenty. The proposed project is asking for all kinds of changes to the original zoning planned for our community. Not acceptable.

Nobody in their right mind, wants a gas station so close to the housing . The value of the area will go down.

My wife and I have been residential mortgage lenders in the Las Vegas and now Henderson area for the past 27 years. We live on Wagonwheel drive. One of the biggest concerns to all is the following:
A convenience store or gas station can lower the value of nearby homes. One of the most plausible effects is on mortgages. Federal Housing Administration (FHA) insurance is not available for properties located within 300 feet of tanks capable of storing 1,000 gallons or more of gasoline or other flammable-explosive materials.
Stationary storage tanks containing flammable or explosive material pose potential hazards to housing, including hazards from fire and explosions.

I have lived in different neighborhoods in the area of Old Vegas/section 27 for 20 years. As previously mentioned by other neighbors, I don't feel that adding a gas station and fast food restaurant add value to our neighborhood. I don't feel our neighborhood can handle the traffic and congestion. They should consider building closer to Nevada State College, to provide students with closer amenities.
