The rezoning of 2964 Chamblee Tucker Road would most certainly generate large volumes of traffic (46 parking spaces), noise (the noise level during the heretofore unsanctioned activities is louder than any of my residential neighbors), and “other harmful effects” in the form of the dissolution of negative impacts on the quality of life, safety, and home value of nearby property owners.

I have called Batoya Clements at Battle Law (representing the owner of 3964 Chamblee Tucker) numerous times and left voice messages to get information on the project and the required zoom passwords to attend zoom meeting that keep changing last minute and have yet to receive a call back. They have been non-transparent and impossible to talk with anyone. Poor Form on not reaching out to the local community. Not off to a good start in developing relationships with the community.

If passed, this development would negatively impact my personal property significantly. There is another developer waiting anxiously for this proposed rezoning to pass. This would give them a better green light to construct an atrocious project.
The Neighborhood of Marydale & Old Dekalb will stand united against rezoning for the integrity of what community we have built and continue to maintain.

Adding this type of facility to the already dense area of residential properties will hurt the value, enjoyment and safety of other properties in the area. Also, the work being done has not been permitted or inspected and is not in keeping with the residential nature of our neighborhood.

This will cause water issues in my yard. It will cause traffic issues getting in and out of our subdivision. The property should remain a residence as all other adjacent properties.

My house is directly behind this proposed rezoning. I see a couple of issues. First, DeKalb County zoning ordinance prohibits parking in front. Two: There is no fire lane completely around the property as required by code. Third: there is no retention pond for 110% runoff. I certainly don't want 20,000 square feet of pavement dumping its runoff, including the oil that will inevitably be there onto my yard. I have enough problems with runoff from this property already, and don't need it made worse.
