All around the Atlanta metro area there are examples of religious organizations that have repurposed commercial or office-institutional spaces for use as places of worship. That would be a better solution in this situation than spot zoning an R-100 parcel surrounded by long-established residential neighborhoods to OIT.

This will open the door to other rezonings along this stretch of Chamblee Tucker Road and some have already expressed that intent. This property was purchased as currently zoned, and it should not be assumed it can be changed. If that happens, it tells us the county master plan is not to be trusted. Further, it is not fair to existing adjacent single family property owners to now have a more active use next door including bright parking lot lights shining in their yards and increased vehicle activity. If this facility is successful that will only become more true. No matter what promises are made by the applicant we know how this really goes as time passes

Yeah, no. Let’s not set the precedent to open up any spaces within the neighborhood for businesses- and make no mistake; churches are businesses.

If a church is seeking a SLUP, it should be located on 3 acres minimum. Futhermore, there are several empty church properties within a few miles of this area that would work well for this exact use. Why does this need to be rezoned and located here? This will have a negative impact on our neighborhood immediately behind this space, as well as Chamblee-Tucker Road in front of it. Please do not allow this to proceed.

I oppose the rezoning because OIT is inconsistent with the R-100 zoning of the surrounding single-family neighborhood. OIT is appropriate next to, or in the Town Center character area to the west or next to, or in the commercial node to the east, at Tucker-Norcross Road/Pleasantdale Road. In addition, a church should be located on a lot of at least 3 acres. This is required when a church seeks a Special Land Use Permit on a lot zoned for single-family residential. The minimum acreage requirement protects surrounding residential properties against noise, activity, and other negative impacts that often accompany a church.

The property I live on back up to this property and I chose my house specifically because it was surrounded by residential zoned lots.

I vote NO to rezoning. This property is located directly behind my home. When I look out my back door, we can see directly into their front yard and both homes on the property. They have cut down trees, erected high-beam LED lights that shine into my home until late in the evening and the noise from their worshiping services have disturbed me and my family. After renting noisy apartments for many years and saving for our very first home, i do not want the peaceful sanctum of my home disrupted by this rezoning.

We are in opposition of the rezoning in question. This would cause hardship safety issues for both entering and exiting the only entrance that serves 3 culdesacs. The residential housing that shares this property line, including the houses beside, across and in close proximity of the shared property line would most definitely be affected with a large influx of noise pollution and loss of privacy for these residences and others.
