What is not clear based on that which I have read is twofold: 1) Planning Commission may approve with certain conditions (what are those conditions and is that made public prior to a final vote) and 2) or deny the project by vote with justification (what defines justification..what is the litmus test..if a justification is noted does the developer have the opportunity to mitigate the justification and if in that mitigation process is a hearing with the homeowners provided prior to a final vote such that the homeowners determine if the mitigation is adequate or merely lip service.

We Do Not need anymore tract housing or apartments in this area or West Knoxville. Our roads, schools cannot handle this amount of traffic nor people.

Stop this insane project! Not a good fit for this community nor for the people for whom will occupy these buildings. There is no public transportation in this area. The schools are already over crowded and traffic is horrible!! We must stop this!!

It’s ridiculous, for one thing there’s no public transit in the area. For another thing we hardly ever have police officers out here. Unfortunately, the sad reality is that many of these low income houses have lots of crime.

We live in Falcon Pointe right off of Northshore in the Choto area. This housing plan is of extreme concern to be put out here. A low income townhome property would not only devalue this high end area, but Northshore can not handle the added traffic & dangerous driving. That land has water issues and will lead to flooding, our schools are already overcrowded, our Emergency crew is already overextended. And the people that would be living there will have no public transportation and it’s not close to shopping. Where is the sense to this proposal? This is a large community concern!

I support this effort to prevent the development of Choto landing for the reasons in this posting but also because, as an educator, I am very aware if the over crowning of our schools. Another is the lack of public transportation available for the proposed residents.

This is not a proper location for low income based housing. The people targeted for this project will be set to fail, they will not have the services they need, there is no public transport to get to this area. Where are the studies that back up that this project will be successful in this area? We are not against developing housings like this, but this is definitely not the place to put one, it will not benefit anyone but the people building it. Please stop the Choto Development.

The infrastructure problems need to be fixed before you allow one more thing to be built out here. And the developers need to help pay for it. The roads are too narrow with too much traffic and the railroad underpass NEEDS to be redone. Way too much growth for this area without upgrading the roads.

The last thing we need is MORE development happening in the Choto Area. There are over 500 single family homes on McFee Rd., apartments being built at Watt Rd & Kingston Pike, and homes being built behind the gas station on the corner of Harvey Rd. Enough is enough, add to the infrastructure like sidewalks or greenways, deal with the horrible traffic on Northshore before thinking about building any more dwellings!!!!

I am 100% against the Choto Landing project. Using taxpayer money from county sources that could be used to better benefit local citizens is the primary reason I cannot support this project.

Our real estate taxes, which went up in 2022, do not include 911 and Fire Service. We pay an additional fee to support Rural Metro, which already struggles with funding and staffing.
A study by the Urban Institute found that LIHTC developments were associated with an increase in 911 calls of up to 10% in nearby neighborhoods.
Without significant additional funding for Rural Metro, our privately funded service will be negatively impacted by this development.
