I'm disappointed by the unoriginal design. TP is a unique city. New development should reflect that, not to mention the increase in traffic. There is a better design and it's worth waiting to get this one right.

I am very concerned that the current plans for devepment will overwhelm the junction with traffic and delivery trucks as well as undermine the livelihood of the coop. I have shopped at the coop every week for easily twenty years and love not only the organic foods but also to be welcomed by all the diverse faces there. I had so hoped the town would opt for developing in keeping with and mirroring the development of Main Street Takoma. I remain very disappoint in the current planes for development. The proposal has the difficulties noted.Who's in charge of of the planning: the developer or the City Council? This is an agreement for 99 years!!! Let's support creation of small businesses, which add jobs, tax dollars to the City and support the essence of Takoma Park.

I'm not against development, but it has to be done Right. And this ain't right; the co-op might close because of it.

I dont think the proposal and development plan meets the vision of our community or what our elected leaders have described as their goals. Please vote NO until there is a better plan to use these collective resources.

As a person who has lived in Takoma Park my whole life, I oppose this redevelopment plan, as it could put my community in danger. If you want to build something in a community, please listen to the people who actually live there. We are the ones who will be affected and we don't want it.

I'm am in favor of the development of the Takoma Junction city-owned parking lot. However, I don't believe the city council is holding the developer to the spirit of the initial RFP soliciting a neighborhood scale development that makes reasonable accommodations for the coop (before, during and after construction). I would not be opposed to a third story, especially if it was located centrally so as to minimize it's visual presence from street level. Ideally including accessible green roofs could help enhance community and environmental green space. Hopefully adding density above can incentivize more space allocations below for a cohesive delivery/trash/recycling plan for the entire site, including the coop.

This plan, as it is right now, is unacceptable. Someone is getting kickbacks for pushing this horrible iteration forward. Follow the money.

The proposed city development isn’t progress if it ignores the needs of its residents to serve the few and not the many.

Who are the city council members representing when they refuse to place primacy on TP residents' concerns? We should not have to keep reminding them of our concerns over and over and over again. The council seems not to care about the views of local citizenry!

I live 2 blocks from the Co-op. The Co-op is the anchor of the Junction and is what makes our neighborhood so special - a community grocery store that sells HEALTHY, non-toxic, non-chemical food. i am concerned about this plan due to the Co-ops concerns and the lack of public space. Perhaps TP is looking to benefit from private revenue but this isn't the way to go. I'm also concerned about the raising of rents. Thank you.

A simpler approach with true public space is what is called for, not a maxed out developer-driven traffic magnet.

Having trucks loading and unloading on the road will be noxious, ugly and unsafe, this is not an option.

The NDC plan is a nightmare.

Please take a pause to reconsider this plan which seriously jeopardizes the co-op. I support a modified development plan that takes the co-op into consideration.

I am not opposed to new development and some changes; however, I am opposed to any project that may threaten the well being of the Co-op
