Mu husband and I are long time Takoma Park residents and supporters of the coop. This alternative vision makes sense.

I think it would be great to have a well designed development, but it needs to be a lot smaller. I'd love to not have to drive for stuff I need and it would bring business to the co-op and my end of town.

I live on Boyd Avenue at Jackson Ave. Cut-through traffic is already very heavy/bad all day long due to the malfunctioning intersection at Carroll Ave and Rt 410, coupled with the closing of Manor Circle several years ago. I avoid that dysfunctional intersection myself because I know how excrutiating long the light cycles are. Unfortunately, angry, impatient commuters are the norm on my street every day. I’ve had two vehicles parked in my own driveway that were totaled by speeding cut through drivers. I’m actually lucky to be alive after the second incident. Something NEEDS to be done to alleviate traffic backups there at the source of the problemnot add to it - like I know the new construction plan will. Its too much development for the lot.

There's a great compromise on the table that gives the developer what they originally asked for and meets other community needs - let's take the time to discuss Byrne Kelly's proposal!

Please protect the Co=op and the already existing businesses. If it is not a better plan for all then it should not be at all.

We need right sized, locally focused development at the Junction not supersized!

It is extremely important to to accommodate TPSS's legitimate concerns. The Co-op is an important TP asset and institution, and its future needs to be protected.

The proposal is too large and is wholly unimaginative regarding essential concerns such as parking & deliveries

City Council: why are you repeatedly giving everything away to the developer? Reduce the size of TP government and support the coop, a community treasure and actual business that day to day people can use. This issue has gone on for years and years, please listen to your constituents and go walk the site and imagine what a monstrosity this current huge overdevelopment will be. Downsize the city government if needed to offset lost tax revenues. Developers don't live here and only care about the bottom line. Do not put this decision into their hands. do not be hypocrits about "sustainabililty" in Takoma and then vote for overbuilding and traffic jams. This plan is NOT SUSTAINABLE.

The City Council MUST take our objections and suggested alternatives into consideration. Otherwise, I suggest a citizen referendum on the question of over-development at the Junction.

If the city votes yes, it will be over the objections of the citizens. What would Sam Abbot do?

Let's keep room for our Tacky Park history with our community pride and our Takoma Park moral spirit.

TPSS is an important part of the community and an important source of local, healthful food. Don't put the developer's needs over those of the Co-op and its customers/members.

The development by NDC, besides being way too big for the space, after all the supposed citizen input seems to have totally ignored the wishes of Takoma Park residents and simply did what they wanted to do. This is not a good or sustainable way to develop what is really a very small plot of land in a very congested area.

This Co-op and the other small, vital businesses in the Junction area are to be treasured. As an urban planner, formerly with Loudoun County, I find the most recent plans submitted by the prospective developer to be inappropriate for transportation safety, pedestrian accommodation, and the future viability of the Co-op. Please send these plans back with specific recommendations for revisions based on community input.

The scale of the proposed development at our most vulnerable intersection must be significantly reduced or it will adversely affect the MD 410 corridor over time. The scale is not compatible with our commercial historic district.

This will be a huge mistake if the council votes yes.

As a member of the TPVFD the potential for even worse traffic congestion at takoma junction is a very serious cause for concern.

Thank you for circulating this petition! We need right-sized development, not maximum profit development (and traffic and prices)!
