I live right by this proposed redevelopment, and I do not agree with the proposal. I am young and part of this great city, and I want my voice to be heard. I Vote No and I urge you to as well.

Everything that Ben Miller said at the town hall meeting, I agree with completely. This is completely against what makes our city so special. This goes against Takoma Park’s fundamental values. I have lived here for my entire life. Your job as our representatives is to do what’s best for our community. Don’t do this.

I hate the over development in Takoma Park . It's is a nightmare traffic ...cluster there at that spot waiting..... to get worse ..great!!! No infrastructure ...in this area can cope with more traffic!!! MORE TREES DUDE!!!!!!!!!!!!!!!! thanks Alison Baker

I don't understand why this needs to be built, and how traffic will be managed if it is completed. Carroll Ave already has far too much traffic near Takoma Junction, and adding more businesses will only make it worse.

Proposed NDC development is too big and out of scale with buildings in the area.

I'm a nine year, Ward 3 resident and have been somewhat on the fence about the Junction development and its process. I am for developing TJ, but feel revisions to the current plan are warranted to better reflect Takoma and all of its residents. Over the past weeks, my concerns have increased. Briefly, among them: 1) The points raised on aspects of racial equity/inequity in the current NDC proposal are important, and I support proposals to assess the impact. 2) The size of the development is concerning. I understand it has expanded from the original proposal of 34,000 sq ft to 50,000. In looking over the plans as presented at the Junction Day, qualitatively, it "felt" too large, and I didn't walk away feeling very positive about the structure. One criticism cites a "Bethesda-fication"; I understand that sentiment. Other architects have shown alternative proposals that have looked promising - smaller, more open public space, and possibly more reflective of a consensus opinion. There are other possibilities to the current NDC proposal that should be explored. 3) I worry about the type of businesses that will be able to afford NDC's rent - while there is a statement reflecting supporting local and regional businesses, I don't see any statements preventing national chains such as Starbucks or Subway from moving in (as there is for gun shop or check cashing stores); Honestly, another Starbucks would be worse than a parking lot. 4) The threat to the Co-op and the traffic remain concerns. A community can adapt to worst traffic, but if that is the cost, the benefit should far outweigh it. So far, I'm not sure it does. This is a century-long lease, and we already have a nice downtown. Taking a few months longer to address the equity question, to pursue further architectural revisions based on broader community concerns and input, and coming up w a better plan that reflects the broader Takoma community vision would be welcome steps, and would likely come up wit

I am not opposed to redevelopment of the Takoma Junction parcel but agree with others that the proposed NCD plan is too large, will likely worsen already bad traffic congestion, and does not take into account the needs of the Takoma Park Coop, which should serve as an anchor to any development. I am also concerned about the absence of proposed tenants -- I don't want to see chains moving in and displacing our small businesses. I would like to see more open space in any plan, as well as a conscious effort to conserve the existing woods on the steep slope behind the parcel.

Keep the outdoor public space -

Building scale, square footage costs, public space as a side and the tone of this project all say go back to the drawing board and make it more fair. The developer cannot and should not have it all.

I support these alternative suggestions and the local businesses that are already in the Junction. The City Council needs to reject the current NDC proposal and return to the drawing board with the interests of the residents of Takoma Park in mind, not NDC's.

Any plans for development should consider and value most the people and businesses that have put the junction on the map in the first place. TPSS Co-op has been the hub of the junction for many years, remaining a unifying space that cares for community, health, environment, and education. Co-ops, including TPSS Co-op, have worked hard over many years to bring healthy food at affordable prices, way before larger health food stores came into the picture. The TPSS Co-op stands for ideals and values that Takoma Park itself is proud of; the very reasons many people delight in coming to our town. Erase the institutions that embody values and integrity and what do we have? TPSS Co-op by its very nature teaches and promotes local and global minded consciousness.

My big concern is that the coop's needs have not been fully addressed.

I grew up in Takoma Park and remember when people called us Tacky Park b4 we were groovy. This is absolutely too groovy and wrong-sighted. Please make growth humane and sustainable.

I would like to see some improvements to the Takoma Junction area. It seems that the original concept has been changed so much that it is not even close. There are concerns that are life threatening. This plan has areas that invite ROBBERY, RAPE OR MURDER. I haven't heard from the Chief of Police yet and the Fire Chief has expressed concerns about about getting life saving equipment to accidents or fires. Please slow down and let's get this thing right. There is only one chance to do so. I'm sure the citizens will vote to replace all council members who support this plan as it stands. Don't forget you are supposed REPRESENT US.

We are smart enough to solve this problem! It’s our land, let’s make the right decision to preserve valuable community resources (community-use public space & coop)!

Thanks to the people who have worked on making this development genuine development.

I think the current plan with the developer does not take into consideration the enormous foot and vehicular traffic issues, the co-op's future and the community need for flexible use of a large, outdoor space.

Please stop trying to turn Takoma Park into Bethesda. I’ve lived here for 30 years and I love Takoma Park because of its grass roots, diverse and diverse and welcoming, and the fact that it’s not overdeveloped.
