This plan seems about 4 times too large for the available space. 5 or 6 businesses, a large underground garage, building it out to use almost all the space, etc. Traffic is already jammed up at almost any time of day in this area. This plan looks like a recipe for absolute gridlock. Downsize the entire thing and it might work.

Stop and rethink the entire process. Protect the co-op and allow reasonable and functional level of development. How can this short-sighted way of thinking be happening in Takoma Park? The Junction is already developing, with many new businesses, perhaps already at its carrying capacity.

1. Start over – this site plan won’t work, and it does not meet the criteria the Council itself set last October. There are alternatives.
2. Protect the Co-op – why jeopardize the town’s only community-owned grocery, third largest employer and provider of healthy food?
3. Don’t cause more gridlock and new safety threats in the heart of Takoma, exacerbated by traffic to a new school on Elm Avenue.
4. Don’t act before the State Highway Administration has completed its review of the yet-to-be-released traffic study with sufficient time for public perusal.
5. Don’t drive out existing small businesses with gentrification of the Junction

Adamantly opposed to development of this scale and am stunned that the city council/mayor continue to move forward on this flawed development that risks the safety of out children, seniors, cyclists (and distracted adults), jeopardizes the survival of the only grocery store in the heart of Tk Pk, and will wreak havoc on an already overburdened, congested roadway. Get it together City Council!!!

Route 410/Ethan Allen Ave leading up to and including the Junction is dangerous now. More development, without a validated plan and guaranteed funds to FIRST address this issue, needs to be made.
