Town of Woodfin: Reject a Drug and Alcohol Treatment Center at 30 Ben Lippen School Road

We are the owner and declarant developer of over 130 homesites in Crest Mountain and fully support our neighbors and residents in their opposition to the facility, particularly the lack of notification and communication that has caused so much angst and confusion among all of us.

Despite the fact that this particular location on Crest Mtn may already be zoned as something other than residential, it is clearly part and parcel of the unique and beautiful residential area on the mountain. There seem to me to be better locations in the city for this type of business. Whether problems with a Drug/Alcohol treatment center are real or perceived, with signage or not, potential residents will want to know what's in that building up on the hill and many will have concerns. This will likely lead to some people not buying in the community which will lead to lower tax revenues for the city of Woodfin. I most definitely support these types of treatment centers but do not see any reason they should be located in such a clearly residential area. There are many truly commercial, safe areas for them to operate and not have adverse affects on their surroundings, real or perceived.

As the newest homeowner in the development, I am appalled to learn that, unbeknownst to me when I closed on 40 Denali Drive on Aug 31, an alcohol treatment facility is being planned at the (ungated) entrance to the small road leading to my house. Really? I request the zoning board either disapprove this now or hold another meeting in November to give homeowners a reasonable amount of time to assess the facts --which keep changing.

Woodfin must be getting a nice bump in tax revenues with all the new taxable housing on land in the Villages at Crest Mountain. It seems like the Treatment Center may put that in jeopardy. Why can't a treatment center find space in one of the many non-residential locations in the area?

This proposal will adversely affect residential property values and decrease tax revenues to the Town as a direct consequence. This use is incompatible and inconsistent with the residential neighborhood and belongs located in a commercial zone

I am the owner and a manager of East Coast Business Center 4, LLC, owner of 42 Chimney Crest Dr., at Crest Mountain Subdivision.

George F. Indest III is manager and owner of East Coast Business Center 3, LLC, which owns 38 Chimney Crest Dr. on Crest Mountain.

I oppose the facility whether it is residential or non-residential.

I support the need for rehab centers, but believe this is an inappropriate place for one. I am also concerned that apparently it has moved forward to a significant degree without residential neighbors having been notified or given all the facts in a timely manner beforehand. Also signing for Tom and Betty Garrison.

Agree fully..this will be severely detrimental to community and translate into compromised safety or residents, loss in property values, hinder the progress of sakes in the development, and negatively affect tax base of Woodfin...a terrible lose-lose proposition...this cannot be in close proximity to our residential neighborhood.

I am signing this petition for there is not enough time to research questions and answers.

As a land owner in Crest Mountain but presently an out-of-state resident, I am petitioning this Drug and Alcohol Treatment Center for I am only beginning to learn about its potential existence. I have too many unanswered questions and it seems too little time to receive answers,

The rehab does not belong in a residential neighborhood. It will adversely affect the quality of life and property values.

I recognize the value to individuals and society of drug and alcohol treatment centers; however, I question whether this venue close to residential communities is appropriate. This is a scenic location that would be inviting for those being treated to linger and explore. I own one of the 12 condominiums situated on a hill above and roughly 500 feet away from the new proposed business. It is worrisome that the paths and trails would make this highly visible condominium complex a magnet for anyone prone to mischief or nefarious purposes. These concerns are exacerbated by the lack of details and description (simply "operation of a business") in the Public Notice provided by Woodfin to those owning property within 150' (grossly inadequate) of the facility. Even assuming operating details (e.g., short length of stay on premises) are reasonable and acceptable to community residents, there is no assurance that they would not change and that control/approval mechanisms would be sufficient to prevent these changes. For these reasons, I agree with this partition to disapprove the one proposed at 30 Ben Lippen School Rd.

I do not support a drug and alcohol recovery center in my neighborhood at any cost.

I am a co-owner of Unit B, Cirrus Condominiums at Crest Mountain and strongly oppose the approval of a drug and/ or alcohol behavior treatment facility near our residence.

An additional consideration is the impact that the proposed treatment center would have upon our local traffic safety. In is anticipated that many of the patients visiting the center will not have driver's licenses and have to travel to the center by foot, bicycle or scooter. Ben Lippen School Road (and the neighboring access roads to the proposed center) are extremely narrow and already difficult and dangerous to navigate. There is a complete absence of any road shoulder upon which this byway can safely be negotiated by pedestrians or cyclists. The use of Ben Lippen School Road by pedestrians or cyclists would be extremely dangerous to the pedestrians and cyclists and also motor vehicle operators and residents in the neighborhood.

An additional consideration is the proposed center's impact on traffic safety in our neighborhood. It is anticipated that many of the patients visiting the proposed treatment center will not have driver's licenses and thus travel to the center by foot, bicycle or scooter. Ben Lippen School Road and the access roads to it are extremely narrow and dangerous to walk, bicycle or drive upon. There are no road shoulders upon which the roads can be safely used by pedestrians or cyclists. The addition of such travelers will create considerable danger for them as well as motorists using the road (s) near the proposed treatment center.

Don't see how this fits into the community/ renewable resource idea that has been trumpetted
