Concerned Citizens of the Town of Grafton that would like to limit the R3 Zoning (1 acre min.)

I am a 35 year resident of the Town of Grafton. The present 3 and 5 acre lot sizes are appropriate and desirable for the Town of Grafton. The proposed 1 acre lot size is too small. The proposed 1,200 sq. ft. house size is definitely TOO SMALL. What is to be gained with the smaller lot sizes? More real estate commissions when more lots sell?

I have been a Grafton resident for 11 years. I believe the recent failed attempt to rezone / subdivide a parcel to R3 shows that R3 is NOT the proper land use for new developments, and the town land use plan should be revised to more accurately reflect a sustainable level of development.

R3 zoning near Lake Michigan does not make sense as in the case of the Gierach Investment Properties, LLC, land south of Lakeshore Road, west of Lake Bluff Lane, and east of CTH C. The 1 acre minimum lots with minimum 1,250 sq ft homes do not blend in with the surrounding area homes. Deed restrictions for larger homes on R3 lots have never been enforced by the Town of Grafton or Ozaukee Courts in the past, and are not the prudent way to go. The CSM should be redrawn with R2 (3 acre min) lots. Other R3 lots in this area developments, now, have at least enough adjacent restricted land to average out the lots to 3 acres or more. The Gierach lots do not. In addition, putting such numerous mount systems, that have to be taken out if annexed by the Village (R3 makes them more attractive for this) cause future problems and expense. Small lots are for the village. Lots east of Lake Shore Rd should remain R1 (5 acre min), unless grandfathered. My husband and I moved to this area for the rural character, which the Town Board's have always upheld in the past, but now seems to have a different agenda.

In the last 50years we have wiped out more than 40% of our species on earth...Please protect this green space

Open space is quickly disappearing -- and we need to protect it, and its resident wildlife. Especially being so close to the lake.

Once this land is reazoned our country living is gone

I was born and raised in Milwaukee and my wife grew up on a dairy farm in Plymouth. Although we lived in the city for a while, she truly missed the rural community and lifestyle of her roots. We recently relocated to Grafton because it was a great place for both of us. It offered the rural quality of life she was longing for while being still being close to the city.

Save our open space!

Leave the open space alone and focus on the awful roads!!!!

It is disheartening that the very reason people are intrigued by the town of Grafton -- the space and "country" feel -- is what is proposed to be changed. Let's not diminish the quality of life!

Don't do it. Denser development will not solve any of the town's revenue issues, and will degrade our quality of life.

Please do not change the zoning. If I wanted to live in a small lot subdivision, I would have stayed in the Village.

I moved here on Lakeshore Rd. in 1993 to enjoy the amenities of the Lake county part of the town of Grafton. The city of Grafton choose their growth pattern . and now want us to give in to rezoning our town. You should have thought this out has you grew big box district. You are going to destroy the feel of the lake with population density.This should be a town voter change not a shot of your hip at our expense.

I oppose the proposed R3 rezoning of land as laid out by the Town Board.

I am strongly against a change in zoning of the Town of Grafton. The open space is what gives our area its special rural character. I am in favor of doing whatever we can to keep the farmland and open space that remains! Please keep the Town of Grafton rural.

I bought my property in the Town of Grafton due to the large open spaces between homes and the rural atmosphere. The special nature of this community will be lost if we surround the 3 acre lots with small parcels and lots of homes. This action will make a few people rich, especially developers, while making the current residents lose a great deal of value in their homes. I am a realtor and I know what happens to communities when they try to change their long range plans. This is a lose-lose situation. The taxes that are generated from 1250 square foot homes will not make up for the need for more schools and services. It has happened time and again in communities surrounding the Town of Grafton. This is a definite no in my book.

75% of Grafton Town residents indicated on the 2013 Open Space Commission Survey that they either Value or Highly Value the Rural and Natural character of Our Town of Grafton, posted on Our own townofgrafton.org website. I have to ask why that same website's homepage is Advertising Development Opportunities here? Why is there a disconnect between the Town Residents' values/wishes and the Comprehensive Plan? Aren't Our Town Board Members responsible to their Neighbors who elected them?

I am all for keeping the current zoning in place. Let's not lower the quality of the neighborhood.
