Los Gatos Citizens for responsible Development Growth and Management.

Although the North 40 plan has been contemplated for many years, the community and Town Planning Commission continue to have serious reservations about its Environmental Impact, Traffic Impact, School Impact, and Building Heights.

The Town Council will be discussing and taking action on the Specific Plan on September 16. We urge you to sign this petition to encourage the Town Council to reject the current N. 40 Specific Plan pending resolution of the grave concerns of the community and the Planning Commission.

The North 40 is an area in Los Gatos that is approximately 44 acres and is bounded by Highway 85 on the north, Lark Avenue on the south, Highway 17 on the west, and Los Gatos Boulevard on the east. The current plan calls for 400,000 sq. ft. of retail, a 125,000 sq. ft. hotel and 364 additional residences to be built. Approximately 15% of the housing will be "senior" housing only available to homeowners aged 55 and over. Although this parcel of land spans several school districts, all of the housing therein is zoned within Los Gatos schools. Specifically, children residing in the N. 40 will attend Van Meter Elementary, Fisher Middle and Los Gatos High schools. Our schools are already at unprecedented enrollment levels and the traffic congestion on Los Gatos Boulevard is gridlocked multiple times of the day. Several recently completed housing developments along Los Gatos Boulevard have already made their impact felt on our schools and roadways. Moreover, several other sizable residential developments are currently under way, including the former Swanson Ford location and the enormous Guadalupe Mines project, that will only worsen the situation in our schools and on our roadways. This is not to mention the new Albright Way (Netflix) development and the Stanford Cancer Center and other hospital and medical facilities that are going up adjacent to the N. 40, whose impact we have not yet felt.

The addition of the high density housing on the portion of the property at Lark and Los Gatos Boulevard will irrevocably alter the character of our Town, reduce our quality of life by reducing our green spaces and adding pollution, adding to the overcrowded conditions on our streets and in our schools. In short, there is no benefit to the residents of Los Gatos to add such high density housing.
