As a homeowner in the neighborhood, I agree with the facts presented and ask the Planning Commission and Board of Commissioners to deny this rezoning.

If anyone needs an example of the detriment that this type of development would likely bring to our community, drive by the area of Rockbridge Road and Rowland Road in DeKalb County and check out the Garden Hills subdivision. That area has steadily gone downhill over the last 30 years or so when it was developed. The surrounding neighborhoods suffered as a result, and my parents' home off of Rowland Road is undervalued by about $100,000-$150,000 based on the size and comparable features to the homes in the surrounding areas of Mountain Park where this zoning is now proposed.

I am confused by the statement from the developer where they say that the proposed use to R-60 would be the best possible development of the Property and would further provide the community with a "much needed benefit." I fail to see what "much needed benefit" they are talking about. All I see is added traffic to our roads, more crowding for our schools, additional demands on area police and fire services, and basically a reduction in quality of life for the surrounding neighborhoods. The only "much needed benefit" for rezoning to R-60 that I can see is the additional profits that the developers will make to put in their pockets.

Developing at R100 would already overcrowd the area. Changing to R60 makes no sense whatsoever. Please do not approve this change.

Re-zoning from R-100 to R-60 seems like a significant change especially since there is a R-75 zone option that is being skipped over. Since the majority of the surrounding residential areas are zoned for R-100, R-60 area will be a material change to the area. I am against rezoning to R-60
