Agreed. Noise and dust are much worse since the trees have been removed from the top of the bank. Honestly the S. side of 1st should be converted to park/green space while the rest of the neighbourhood densities.

1.6 is appropriate for a transportation corridor. There is no said zoning cliff because the transition is on 4th street...1.6 -> .75 -> .5 By the sounds of it, people on 4th are opposed because they may have no intention of utilizing the .75 zoning in the near future. For that matter, much of 3rd may not utilize it soon either. However, this doesn't mean that the proposed zoning doesn't fit. I adamantly agree with 1.6 FSR on 3rd, scaled down slightly south.

I would love to see this area grow into a beautiful complex community. I is close to everything for walking, biking, driving. I would like to see the density away from lonsdale. This is a good area as it wouldn't have alot of drive through traffic.
