205 Race Street represents a unique opportunity for the city of Philadelphia. Located at the edge of Old City, the project respectfully extends the low-scale street wall along Race Street, while appropriately responding to the urban scale of the Ben Franklin Bridge and emerging waterfront to the east.

205 Race Street will provide over 14,000 SF of prime retail space with 128 rental apartments, including a 9,400 SF roof garden. Cellar parking will be provided for residents, while street upgrades will include street plantings, sidewalk improvements, and street furniture. Retail space with expansive floor to ceiling glass and three distinctive street frontages offers a rare opportunity to attract a highly desirable large scale retailer within this urban environment. At this scale, 205 Race will connect Old City to the newly constructed Race Street Pier, activating the Race Street Connector.
