That is not the right area or neighborhood for high density housing. The zoning should be changed to R-4 at the highest. Look at the house across Sunnywood and the houses across the Sardis Rd. N. and you'll find larger lots and individual homes.
I own 11 acres on Sardis Road North and oppose this rezoning.

Overflow traffic in neighborhood will be a nightmare...with many accidents to follow...street is to narrow...no need!!!!!

The lack of parking will cause problems on Sunnywood Lane which already has traffic flow issues.

Inconsistent with character of surrounding neighborhoods, insufficient parking means people will use streets (and driveways) outside this proposed development for parking, and alley design is not accessible for emergency vehicles per City of Charlotte development standards.

I strongly oppose rezoning for this property. This property is currently zoned R-3 (3 homes per acre = 10 homes for this property). The proposal is to rezone to UR-1, resulting in 18 homes - almost double R-3. This is too dense compared to the surrounding properties. In addition, the surrounding properties are a mix of one story and two story homes. The proposal calls for three story homes. This does not fit with the aesthetics of the adjacent properties. Another issue is the proposed visitor parking, only 8 spaces for the proposed 18 homes. Where will overflow park? Directly on Sardis North? On Sunnywood? On Red Rock and then have to cross the street? All three options are equally dangerous for those parking, and for those driving past.

The plan as proposed is too dense! I might support a plan that has something closer to 10-12 homes.
