This is a horrible idea. Traffic safety, personal safety, wild life destroyed. We moved to this area for a country environment not a major highway thru our sub-division.

The traffic in this area is already horrendous!!! There are CONSTANTLY collisions at Hillsdale and Hwy 41 North. It is very dangerous!!

The proposed “Saddle Creek Estates” development would cause numerous serious problems. Safety and drainage would be detrimentally affected. Baumgart Road has no shoulders, no turn lanes, poor signage and visibility, and there are two 90 degree curves with no sight lines because of the terrain. Walkers, cyclists, school busses and children at play would be put at great risk. Drainage is a huge concern, especially because the proposed development would eliminate beautiful wooded areas and green space. Furthermore, the proposed development has very small lot sizes out of character with the McCutchanville area and its existing subdivisions. “Saddle Creek” would be an eyesore. An exit to Hillsdale Road on the north side of the proposed development would add traffic and cause safety problems at the intersection with Highway 41, especially with the development underway just west of the intersection. 128 families cutting thru Havenwood Meadows Sub.to Hillsdale Rd. to run the gaunlet across Hwy.41 to go south.Add to this 200 families from the new apartment complex west on Hillsdale trying to cross Hwy.41 to go north. Not when but how many bad wrecks can we anticipate at this already dangerous intersection with all the added traffic ? Why not route this new sub.out on Baumgart Rd.only to existing traffic light at Hwy.41 & Mt.Pleasant Rd. This would eliminate alot of the congestion on Hillsdale.

It is hard to know where to begin to describe this accident waiting to happen. The impact that this proposed subdivision will have on drainage, traffic, quality of life, our already narrow roads that are heavily traveled, nearby property values, poor planning for egress, small homes on small lots, impact on wildlife that are already marooned on this island between Baumgart-Browning-E. Hillsdale Rds and the impact on our well-being because we can no longer safely allow our children nor adults to walk, bike on our own roads.
Is this our punishment for not voting to consolidate? That every green space available is open for development?
First of all, the Area Plan Commission should deny this use of property for this development by not changing its current zoning use. It is zoned Agriculture. The property owner enjoyed the tax benefits of the property being zoned agriculture for years. Is the county now looking at this as a property tax revenue resource?
And for heaven's sake, why oh why can't we have designated green spaces like they do in forward thinking communities. Any developer should be required to incorporate large green spaces in their proposals. Is this not in the Master Plan for the county? If not, it should be and should have been for years. This is not unreasonable. In other communities, green spaces are required and sometimes land is required to be set aside for parks, trails, and schools etc. I'm sure folks have seen this in other communities.
With the FAA mandate to change the airport runway causing Whetstone to be eliminate access to Oak Hill Rd., residents have had to use the narrow roads left to us to access the east, south, north and west side. That has put us on a narrow Kansas Rd. This can only add to the problem because traffic to access Kansas road can only increase on our narrow...and dangerous...country roads.

The increase in traffic for 128 new homes through an already existing subdivision is a very bad idea. Safety should be a huge priority for the people who decide on whether or not Saddle Creek is approved. Increasing traffic significantly by letting an access point occur through a highly populated Havenwood Meadows subdivision with a lot of young kids makes zero sense. Find another entry to this proposed subdivision-not through Havenwood Meadows. I also believe the requirements in terms of the minimum square feet of new homes and the type of homes to be built need to be looked at as well. They need to have similar requirements as the surrounding subdivisions. There are very nice subdivisions around this area and putting in homes that do not match up to the same criteria is another bad idea. Additional studies need to be done in many areas with the proposed development.

This development will challenge the local infrastructure beyond its limits, and will affect the migratory path of numerous species of wildlife which will create an imbalance within the existing ecosystem. Baumgart Road is a country road with no shoulders, several 90° turns, and limited sight lines because of the terrain. Baumgart Road is also not equipped to handle traffic flow from up to 256 additional vehicles as many as four times per day. This development will be an eyesore and diminish the limited existing green space within the McCutchanville community.

I am very concerned with the effect of the proposed subdivision on several things in the area. First, it will completely change the atmosphere and reason that people live in the area. The land is zoned agriculture, people live in the area to be in a more rural setting, to put in that many lots will be adding a lot of noise, lights, reduction in the trees and natural landscape and completely change the entire area, for current residents and wildlife. It seems there should be some steps to go through before being able to take an Agriculture zoned area and turning it into a subdivision. Second, I believe it will lower the property value of surrounding homes as part of the draw to living in the area is the fact that it isn't so developed. Third, the traffic aspect is very scary to me. The amount of increased traffic on Baumgart Rd. would be dangerous with the curves that are on Baumgart and the placement of the proposed entrance to the subdivision, I'm afraid of the number of accidents that it will cause, and people like to ride bikes and walk on Baumgart Rd., but with that much increased traffic, it would no longer be safe to do so.

This subdivision is being placed in an area zoned only for Agricultural use. It is not zoned for a subdivision. A rezoning should be required as part of the subdivision process. Also, the proposed subdivision will increase traffic on Baumgart road causing hazards to drivers and children in the area. Leave McCutchanville as it is. Further development in this area decreases the quality of life for all in the area. If I wanted to live in a subdivision, I would have bought a house in a subdivision.

I am not opposed to additional development in the area, but I think certain issues should be adequately addressed before the development is approved.
As President of the Havenwood Meadows Subdivision, I am expressing concerns
primarily regarding the large increase of traffic through our subdivision. This traffic will not only occur during the construction phase with heavy equipment, but will be an ongoing issue as the residents of over 130+ additional homes will use Havenwood Meadows Dr. on a continuous basis. Safety and security are our primary concerns. The safety concerns are exacerbated by the fact that traffic out of our neighborhood will primarily flow west on Hillsdale Rd. to the
intersection of Highway 41. The intersection of Highway 41 and Hillsdale already is a "high accident" intersection. I think we all agree that we do not need an additional stop light on Highway 41. Residents of our subdivision would like to be advised as to how the county will address these issues.

As a resident of Havenwood Meadows Subdivision and a concerned citizen of Vanderburgh county, I am asking for the proposed development of Saddle Creek Estates be denied until further research has been completed regarding the health, safety, and welfare of the local residents in regards to traffic, drainage, and sewage.
Upon completing further research, to adequately address the areas of concern, if the Area Plan Commission decides to move forward with the approval of Saddle Creek Estates, then I would like to propose a unified approach to maintain the quality of life and create a sense of community among the residents of both subdivisions.
