Subdivision Alert

Havenwood Meadows Dr would become a high speed thoroughfare. The turns are tight, and there are many children along the street. Consider extending Walnut Ln, it is already partially complete. Using an existing subdivision as one of two only entrances for hundreds of cars daily is not feasible due to the excessive traffic impact.

I oppose the new Saddle Creek Estates Subdivision, mainly because of the traffic thru Heavenwood Meadows Subdivision.

I'm opposed to this new subdivision because of the traffic problems it will cause in Havenwood Meadows Subdivision and also at the intersection of Hillsdale Road and Highway 41 North.

Hillsdale and 41 is too busy of an intersection to add a subdivision of this size.

This subdivision will lower our property values, increase traffic, and ruin the beauty of the land in McCutchanville!

The present infrastructure is vastly ill equipped to handle a development of this size. This irresponsible development presents concerns on multiple platforms i.e. density, environmental conservation, traffic, safety, property value, etc. I am against this proposed development, and I hope that these views are reflected by our county officials.

I have 2 teenagers with their license, I do NOT want anymore traffic concerns for their safety in our area!!!

Traffic on Hillsdale and Hwy 41, especially in the mornings as people are going to work and school, is very poor and dangerous. I go around through Baumgart to try to escape some of this but it is also not very good, being narrow and curvy, and the new subdivision would just make this much worst. I do not believe it is a feasible for cars to enter and exit through Havenwood Meadows causing many concerns for those residents as others will be using their streets. Also, Hillsdale is very hilly and the entrances at several subdivisions is dangerous to exit currently with blind spots, more traffic would certainly cause more accidents.

Baumgart Road is an already busy road and I think this subdivision should not be connected to Havenwood Meadows. Many of us are concerned about the effect on real estate values, I certainly think that noise, traffic and congestion are factors. But along with the benefits of having more people around you comes a lot of stress. People who have chosen to live in a quiet area are probably people who have lower tolerance for that stress. If you're a renter, no problem: just move. But if you own, and the changes make your property harder to sell at the same time as they impair your enjoyment . . . well, it's not shocking that people resist

I am very concerned with the proposal of this new subdivision. I have many thoughts on this. 1. Our families will be less safe with the added traffic through Havenwood Meadows. We live close to the entrance, and many of the houses have young children around here. We have already witnessed one child almost get hit due to the amount of traffic we already have. 2. How much longer it would take to get onto 41 each morning to get to work. With or without a stoplight at 41 and Hillsdale, traffic could be backed up to the entrance of Havenwood with the addition of that many more vehicles. 3. One reason we moved here was to escape the business of our prior residence. By adding a new subdivision that uses ours as its entrance, along with the new apartment complex across 41, it could take away the privacy we looked for when we bought the house, along with future residence. Also, the lakes in Havenwood are private lakes, not to be used by the general public. With the addition of close to 400 new families in the area, they would not be aware the the homes on the lake own the lake. They are not for general recreation but this could give the opportunity for trespassing or strangers lurking in your backyard. 4. Has there been any studies done to see how this could affect property values? 5. The schools out here are already overcrowded, with a new elementary school getting ready to be built since the current two are already so full. Do we want to go ahead and overcrowd the new one? 6. I think if they want to build back there, get the access from 41 and have their own entrance. 7. Since this new subdivision will be connected to Havenwood Meadows, will they follow the covenants of our homeowners association? Will they even have one?

The building of Saddle Creek Estates would be a disaster. We have a new school which will begin construction this fall. 200 apartments on hwy. 41 and hillsdale going up. This area already has narrow winding roads and now you want to bring work trucks, concrete trucks and workers to drive over a mile thru a residental neighborhood with young children on bikes and narrow roads. Foresight needs to be used. The chances of casulities will be extremely high. Havenswood Road is not built for this type of traffic. The road traffic will break down the construction of the streets. My wife and I already hear to many sirens thru the week.

At the very least this development should be delayed to allow proper evaluation of safety and traffic concerns. Particularly the increased traffic on Hillsdale and the intersection of Hillsdale and Hwy 41. Also the impact on Baumgart road should be evaluated as well as the access through Havenwood Meadows subdivision. Approving this get us back to the old "Green River Road" days where we allowed development without propert infrastructure evaluation and improvements.

We do not want this subdivision connected to Havenwood Meadows. This will add an unsafe amount of traffic to the subdivision and the surrounding areas of our subdivision.

If concerns with access/traffic and drainage can be addressed. Would not be opposed.

Baumgart Road is not feasible option to safely handle increased traffic.

Go away!! Go ruin someone else's beautiful property! We already have traffic problems in this area and you are going to create havoc!

60 ft lots will definitely lower the value of our subdivision. you can ask any appraiser. the traffic concerns on baumgart road are obvious. please build fewer homes on much larger lots so the property values and traffic concerns can be tolerable. if i meet a school bus in the curves on baumgart road i have to stop completely as they have to go over the yellow line more than two feet to keep the rear tires on the road. the school bus drivers are very good and drive the best they can.i wish the commisioners would try sitting in those hairpen turns at 715 am m thru f to experience this. its unbelieveable.

I may missed it but I did not see listed "decreasing value of already existing homes in the area"

Bad idea cant get out of subdivision in the mornings now or turn south on 41.
