Stop the NBP Proposed Hazards and Comprehensive Zoning By-Laws

As a property owner for over 30 years, and a high valuation rate tax payer, I strongly object to the extent of these proposed changes and the number of additional by-laws proposed. These changes should not be PUSHED through by council members!

Legally bought property on the Bruce. Built a retirement home following all building codes and by-laws. Paid taxes for YEARS. Now the rules change using inaccurate studies and poor communication? We oppose these new zoning by-laws.

As an owner of several properties in NBP, I wish to voice my concerns and opposition to the changes being proposed in regards to the hazards and comprehensive zoning bylaws.

As a land owner, with the hopes to build, residing on the outcome of these proposed changes, we strongly oppose these by-law changes and hazard mapping drafts until there is further review and understanding of the impact on property in the area.

As a property owner in Stokes Bay, I vehemently object to this draconian proposal that Council appears to be on the verge of approving! These proposals affect every landowner in NBP. Those directly affected by the changes will see devastating drops in utility and value of their properties. The assessment values will drop, which will decrease property tax revenue. In order to offset this, mill rates will need to rise, which will, in turn, further penalize those landowners not directly affected by the zoning changes. In other words, if the changes do not affect a particular property, your valuation will not change, but your mill rate will be jacked up to help compensate for the valuation losses on all directly affected properties. Where is the logic and rationale here? Why is our duly elected Council proposing to harm all of us? Does Council really think that there will not be significant fallout, including lots of litigation if they move forward? Will fighting all of those lawsuits require a further bump in the mill rate to fund all of the legal fees that will be wasted in the process? No to mention the cost of potential awards once Council is found to have been negligent in its duties to the NBP taxpayers?

As a property owner on Cameron Lake, Tobermory, Ontario I have concerns that these proposed changes will adversely impact our property, and strongly oppose the proposed by-law amendments This entire process was not handled in the best interest of tax payers/land owners. More time is needed to fully understand the impact these changes will have.

We need clarity on all the issues and property owners who pay taxes and support the Bruce Peninsula deserve the respect of counsel to work with us to clearly understand and make appropriate changes for all, if in fact changes are really necessary.

I feel that this entire process has been handled unfairly. Information should have been mailed out to every tax payer from both sides of the argument clearly detailing how the new by-law will affect every landowner.

I own property on Cameron Lake Road and the restricted area to build is totally unrealistic for me to rebuilt the cottage I want not currently have which will provide much neede jobs in the area.

The zoning by-law is unrealistic, has incomplete research, and should under no circumstances proceed! NBP has different priorities than this nightmare!

I own 1 back lot on the Dorcas bay Rd. It is nearly 100% affected by the "Green dotted line" It is zoned R2 and was when I purchased it. I am very concerned that any new regulations ofrenforcement of old regulations previously ignored will greatly affect the value of my property. Will I be allowed to build? Will there be move paperwork and costs to apply to build? How much red tape and cost will there be? Who will compensate me for any value loss? Why are outside organizations with no investment in the township driving this agenda? If I am wanting to sell, will there be a pre-approval process that would allow us to sell the property with a guaranteed building permit? Who created this dotted green line? Has anyone walked these properties to even determine if the are realistic or needed? As you can tell I am very frustrated with these proposed changes. Marie Hartney

She does n ot have a computer so I will be submitting her concerns for her. Her lot is nearing 100% in the RU zone.
