we have protected it for a long time unlike our council that think we need big tourism not saying tourism is bad just in moderation

I sign this petition in disagreement of the proposed by-law changes . These properties are family owned and each of us have been a prt of the Hamlet for generations. Why now is there a change needed. We own the land, we take care of our properties and we pay for our properties. We are the voice for our properties. Plain and simple.

I am a responsible permanent resident of Northern Bruce peninsula and do not agree with Government, either local or provincial dictating any new restrictions of what I can and can't do on my property. Current By-Laws seem to cover any areas of concerns. Why fix what isn't broken? I'd say council should direct their efforts to stop the wind turbines that will destroy the beauty of this peninsula.

Firstly I do not agree with the 100 year forecast and uprush scenario as there is zero evidence to substantiate the projection. Secondly in my location you are using an uprush calculation based on Lake Huron when my location is within a safe harbour and the Lake effect waves are diminished significantly by the reef that is in front of the harbour. I question the the integrity of the study and or the lack of effort and generalization used to draw your conclusions.

As a senior on a fixed income, The sheer volume of changes and need to understand the entire picture, locally and provincially is so radically wrong. i do not work with the intricacies of all this entails daily or regularly. I attended meetings as soon as I was aware of them. There is so much more going on and I feel that Council and The Sr. Planner are just trying to get it done..without the understanding or support of the property owners. Even in the newsletter with our tax bill. the notice of this issue, is at the bottom inside page, highlighted in green..very inconspicuous... a major issue for all and once again feel you are just trying to get it by us. It is much more exciting and important than the garbage news..glad it is good news, but right now; I would appreciate updates and notes on The Official Plan and Comprehensive zoning issue.

I am unclear about what all the proposed changes mean to me and my property and urge you not to pass the new bylaws until all residents have been informed, in detail, about what the changes mean.

I'm concerned about three aspects of these proposals. First, the process has been rather confusing. I do not usually consult the website of the Northern Bruce county and I first found out about these changes in a casual conversation with a fellow boater. Later, SEPO sounded an alarm. A number of drafts of these proposed changes have been put forward. apparently we are on draft 5 (?). I am no longer certain which draft I am to review. I spoke earlier with staff at the county planning office who told me that they were simply going to erase the red line on the flood maps and consistently downplayed the impact of these changes, But the SEPO information reads as though these changes could have serious implications for all of the cottagers, and consequently, I would feel more comfortable if these changes could be deferred until the summer when we have had a chance to meet on the latest drafts an sort out the confusion. Secondly, I have a hard time squaring the changes being made to the flood plain lines with a 2012 report from the International Joint Commission's report on lake levels. Although the report itself is measured in it's conclusions about future lake levels, the public comments at the time of releasing the report were very clear - lake levels would go down as a result of climate change. So what's the problem here? One final thought for SEPO - as you have pointed out, this is an election year and I trust you will get statements from each candidate about where they stand on this issue so we can make informed decisions.

I oppose based on the lack of communication, clarity, and transparency from the onset of this process and as it has been rolled out. Every owner should have received a notice outlining the proposed changes with a drawing/photo of the impact on their property (other municipalities have done so). Having the ‘black’ and ‘red’ line on the public maps and then taking them off is not transparent - having these in the text but not visually transparent makes it appear the municipality is hiding or not being accurate with its constituents - forcing home owners then to pay to find out about this is ridiculous. The process is flawed from the onset - treating properties (in terms of the water upsurge for example) inland or on small bays (eg property in Pike Bay) the same as properties on Lake Huron demonstrates the lack of expertise and thought put into this process by staff and counsellors. I understand that this would be time consuming but wouldn’t this be more effective and accurate manner. We actually have a double breakwall and this is not being considered for our property. I realize and understand that environmental regulations are sometimes required and bylaws are sometimes needed to protect owners from other people’s actions that would impact them or their property (ie, people can’t just do whatever they want just because they own property), BUT I OBJECT because THIS process has been flawed - lack of transperancy, lack of clear and precise communication, and the passing of inaccuracies on properties.

The actions of NBP have not been clear or forthcoming. As a long time cottage owner and good steward of the land, it is interesting that this is being pushed through at the least populace time of the year. Also interesting that township does not mind taking taxes year round but does not have the courtesy to make this an inclusive process for everyone with a vested interest in deciaion

This proposed zoning change should not be decided until the spring when all residents are available to voice their concerns, rather than pushing it through in the winter. Also this not govt legislation, this is something recommended in committee - why are you not looking after your constituents who in the majority do not want this zoning change. also - in order to conform with new proposed changes, the cost incurred to a property owner to build to specifications can be financially onerous to those who are not high income earners - causing high levels of stress about how to maintain their property and loss of property value. you are supposed to represent those who vote you in -- not cave to the planning board and a revision imposed by the provincial govt that was not discussed with public that is ultimately impacted by these measures.

Council has an obligation to inform all property owners individually what they are planning and why. I would only approve if it meant no more wind turbines on the peninsula.

We just purchased a property that will certainly be affected by this legislation and are quite shocked at how this legislation is being sneakily pushed through.
