We do not need a car wash at this location. It is a very busy intersection already and it will cause more congestion and accidents!

We do not need more congestion & traffic on Valleybrook Road. Also, this is a quiet neighborhood ~~ how can the developer be given the right to change the zoning for this area ? What about the rights of those who live here. Please, refuse to grant the special exemption zoning requested.

I believe there are a number of issues to consider.
1) Traffic – Having lived in this area for over fifty years, I have witnessed the massive changes throughout the township (and county) and increases in traffic that I never would have imagined. With the steady increase of residential construction in the area comes an increase in the number of daily commuters and as a result, Valleybrook Road has become very heavily traveled as a major thoroughfare. I travel this route quite often. While a lot of traffic at this intersection would be beneficial for someone operating a car wash, the existence of a car wash at this location would create problems for the traffic.
2) Ingress and Egress - On an average day, traffic on Valleybrook Road that is stopped for the traffic light is often backed up as far as and sometimes even beyond Logtown Road. The proposed entrance/exit of this facility, as depicted in the drawing, would have vehicles attempting to pull out into this traffic. Any traffic attempting to turn left when exiting the car wash would have to work their way into traffic that is lined up while waiting for the light. This will no doubt create scenarios where vehicles will be partially or fully blocking the southbound lane of Valleybrook Road while waiting for an opening in the northbound lane. This is a recipe for many accidents.
3) Winter Hazards – It is quite common that vehicles leaving a car wash leave a trail behind them as excess water drips off. I can envision water accumulating at the exit as well as on Valleybrook Road as vehicles pull out. In the colder weather, this water will obviously freeze and create a hazardous situation potentially leading to more accidents.
For many years, the Ennis family operated an Exxon (formerly Esso) gas station on this corner. As with many other businesses in those days, the stated concerns were not an issue because the traffic then was not what it is today. I recall when there was not even a traffic

I think chester heights is one of a few small towns left that has not crumbled to development (so far) I would like to keep it that way...the traffic has already increased on vallybrook down to lenni road from people avoiding baltimore pike...which will get worse once the train station and housing gets completed

Very bad intersection. Numerous accidents. No place for this type of business. Add to that the possibility of contaminated ground water.

That is a horrible intersection to begin with. Way too much traffic already in this area and limited ways of getting in and out of the neighborhood now. Will cause further traffic, noise and etc. NO car wash!
Heavy Traffic

This will ruin my life
