I'm all for growth and development but in keeping with the scale and values of the neighborhood -- and I don't believe this proposed development has those interests in mind.

I'm signing because Bristol Development has no track record in building "contextually" within a 1900 streetcar neighborhood now commited to "smart growth" and social and income diversity. And because the Tabernacle Church apparently did not sonsult the 2008 communty plan (the DNDP) about the "urban design" principles underlying that commitment. In plannng terms, the mass, scale and socio-economic impact of the project is "prescriptive" and out-sized. Ken

I live one block off 12south and the traffic congestion is nuts already. I attended this meeting and there are way too many problems to let this one go thru.

Rezoning of this property to solely residential use only will put too many residences on the foot print. The property should stay mixed use and smaller scale as this is the look for our neighborhood.

I'm a homeowner within 600ft of the proposed development. I oppose the rezoning proposal for all the reasons already stated by other petitioners (traffic, parking, character of neighborhood, increased stress on infrastructure, etc.). But I also would like to emphasize the problem - completely overlooked by the Metro Zoning Staff Report - of the proposed development's proximity to Waverly Belmont Elementary. The traffic is, of course, a concern. But what concerns me even more as a parent is the idea of having a transient resident population at that density as an immediately adjacent neighbor to the school kids. Absolutely nothing about that is in keeping with the concept of the revived "neighborhood school" upon which Waverly Belmont Elementary was purportedly based. I also don't understand why the rezoned area must encroach over 12th Ave to the west side of the street. That move seems to contemplate even more of the same generic blight-nouveau structures on that side of the street, justified, of course, by the precedent at hand. I know something else has to go there. But the porposed density is inherently inconsistent with the neighborhood. Moreover, I want some clarification on how the developer came up with the revised 164 unit number; the poposed zoning only allows for three stories and "around" 60 units per acre. At 1.87 acres, that's only 112 units. I want some clarity as to what "around" means in the Staff's Report. One final note: I suspect the four-story monstrosity mock-ups that were released were a tactical PR move on the developer's part. That is, if you put something out there that's absolutely terrible and causes a panic, then you can feign defeat when you concede to the plan you had all along, and the public is pacified by the illusion of compromise or victory. Please do not continue to do this, I live on the alley adjacent to this build, the congestion is already horrible, and destructive to the neighborhoods infrastructure. No concern on the part of local council for the current residents of this village. Its despicable.

PLEASE STOP this development it will ruin 12th South. This is double the size of any development on 12th and has no residential or retail. Also it is the only development to have a whole street (11th Avenue) or residential homes directly impacted by this. They will loose all privacy when they look out their windows or go out in their yards with a 4 story structure. Let alone what will happen to their homes with construction this scale. We are talking a whole street of residential homes some have lived there for 64 years. Many children live on that street. Would you like to walk out your front or back door and have a giant apartment complex looking at you. Look at the other Bristol Development such as The Bristol-West End, Velocity, Icon they all do not have residential homes behind them.These neighnors bought and invested in our neighborhood. Also we can barely cross 12th when you walk due to traffic let alone drive down 12th. I would love to see how this ever passed a traffic study. This will direct all traffic down 10th Avenue South which now will have 650 neighborhood children attending Waverly Belmont. Also will increase parking issues even if they offer some parking nothing will accomodate the parking needed for the renters guest. Please save 12th South and do not build this apartment complex. They submitted the image yesterday. This will go from Lawrence to Linden and be the first thing that we see when passing by the Welcome to 12th South Sign. This literally will ruin 12th South and negatively impact the neighborhood. This is also luxury apartments once again not helping to have affordable housing in our neighborhood. please do NOT ALLOW ANY MORE Apt buildings on 12 south. we have too much traffic already! the charm that put 12 South in the NY TImes & other national media is going to become a place that tourists & Nashvillians avoid because the traffic congestion makes it too much of a hastle!

This project is simple too big. It is not in keeping with the rest of the neighborhood which consists mainly of single family homes, duplexes, and townhouses.

This is not the type of housing density that is needed in this neighborhood. Perhaps a duplex where a single family home stood but not 164 units where no housing existed.

The houses in this neighborhood and the people who live here are really getting in the way of developers and people who drive here to get drunk.
