I strongly oppose the rezoning application for Stroh Pit. This would not be compatible to the surrounding area. My property value will be adversely impacted. Backing to the pit as my property does would come with unbearable noise and dust. We need to protect the Big Thompson River and it's multiple variety of wildlife. Please vote no to Stroh Pit!

Honestly I get the mining is temporary, but we have worked years to build the home of our dreams and plant roots to start a family here. Sorry but I plan on having children in the next 7 years and I am not a fan of them being surrounded by the dust and noise caused by the mining. I completely understand the importance of mining for our towns, but they are starting to mine when almost all surrounding neighborhoods are now developed. To the commission members - Take a minute and put yourselves in our shoes. What if this was you and your family, or your property that you invested your everything in to?

Too much congestion, noise, pollution. Coulson missed his time frame to do this! This is now a RESIDENTIAL area. Not INDUSTRIAL!!!

Currently there is no inherent right to profit by mining the proposed property. Rights should not be granted if it is going to infringe upon the inherent right of the current homeowner’s quality of life.

This proposed pit is the wrong use at the wrong time. The time is now for a park and trails, ponds and grass, the time to mine was back over 15 years ago when Stroh purchased the property. Sell it to the town of Johnstown or to Oakwood homes somit can be utilized for the community and we can move past this terrible idea.

Commissioners - Please Do Not - approve this change in zoning! My home is my biggest investment and I can't afford to see it depreciated to the extent that a commercial gravel mine a few feet away would do. I am your constituent! I ask that you consider the people who own homes in the adjacent perimeter of the proposed quarry! Not renters, homeowners. Our quality of life depends on your vote. PLEASE VOTE NO!!

Significant growth has been occurring here for years, with no increases in sidewalks or a human lane on the frontage road for example. Existing gravel trucks and cars are already sharing roads. With no road improvements, sidewalks or additional accesses to the neighborhoods this industry would be significantly negative, costly, and puts undue burden onto adjacent residents and existing land uses. Unacceptable!!
