This will cause major traffic areas, cause loss of property value and many more problems would come.

Another gas station that will light up the whole area with very bright led lighting will keep a lot of people up at night along Rt 22. Why another gas station? Even with the explosion of population in the area, I've never seen a line at any of the existing gas stations waiting for gas!!!

Please do not allow Race Trac to cut live oaks. There are 3 gas stations within 1 mile. We do not need another.

I have recently planted two live oaks on my property partly because of the clearing of our trees throughout the parish. What hurts are the concrete areas abandoned for new clearings and concrete.

Do not cut down a single liveoak or any mature tree to build this or any other commercial build. I am against this application by racetract. Do not approve variances!

Please adhere to zoning laws and preserve our natural resources and protect our area from further developments that will increase risk of flooding and increase traffic congestion.

I am not opposed to development as I have stated in numerous emails. This is and has been an approved use along this commercial corridor and fortunately within the more restrictive P&Z regs of Mandeville. If it was a parish property, then we would not be having this discussion as it would already be approved. I would like to see our P&Z set a new precedent and not provide variances for this allowable but more intensive use, specifically regarding the removal of trees, added fill, etc.

Its developments like this one that will eventually cause my neighborhood to flood (Beau Chene). In addition these large type gas stations attract low-lifes.

Let's preserve Mandeville and make sure these types of developments never happen in residential areas. The Hwy 22 corridor is already congested and should be redesigned for 2 lanes expanding east and west not just one heading east.
