Members of the City Planning Commission,
Residents of the City of Cincinnati expect fairness of the City’s legislative, administrative, and adjudicative bodies. The Interim Development Control Overlay District No. 81, Hyde Park and Mount Lookout District, imposes new burdensome regulation. The standards are highly subjective, temporary, and not equally applied across the City.
If an application to subdivide comports with applicable zoning law, it should be granted, irrespective of the City Overlay District requirements. Those requirements constitute an unwarranted, non-emergent, unfair and unjust infringement on the exercise of Citizens’ fair and legal use of their property.

Watching this signature total climb is a constant reminder that my neighbors refuse to let our property rights be stripped away. We need to reach two hundred fifty names before the Planning Commission meeting to prove the scale of this opposition. As an Architect that works in the city, I feel many developments are vast improvements while others may need higher scrutiny. Work to better the system to streamline great projects, don't blanket stopgap by holding up everything.
I strongly oppose IDC. We need this revitalization to keep our community thriving and to keep young and growing families from leaving and creating their homes in the suburbs, outside of the City of Cincinnati.
How can the City be against slightly increasing density in any neighborhood when we are over 40,000 units short of safe, clean affordable housing city-wide?
If current zoning regulations are not adequately serving the neighborhoods of Mt. Lookout and Hyde Park, then the proper way to effect change is by altering the zoning map or creating new zoning districts, NOT by creating an onerous review process that only applies to property owners in these neighborhoods. It is imperative that owners have the right to choose the best optimum for both their ROI and avoid the downturn of any neighborhood into ill maintained properties and/or an inordinate influx of rentals which is paramount to continued revitalization and appreciation coupled with a steady stream of increasing tax revenues for the city.
