This is closely knit community that would suffer from the increase in traffic. There are many families and children in this area that would be affected by this development. There are many other areas that would be more appropriate for this development.

For the reasons already stated, 472/474 Henderson is not a suitable location for a 3.5 storey condo building. Several condo units in the neighbouring condo buildings are currently for sale for buyers looking to purchase a condo in the area. An additional condo building would not enhance the quality of life in the neighbourhood.

Existing back lane access is inadequate to address the increased traffic that would result from this development. This lane feeds onto an uncontrolled intersection where it is already difficult to enter traffic flow safely during rush hour.
The proposed 3-1/2 storey condo (what's the 1/2?) would excessively increase the density of the block for which it is proposed.

I think there are enough vacant lots and existing empty buildings on Henderson Hwy that can be utilized. A new build at this location makes no sense whatsoever.

This area has already been overdevloped, There is no space for overflow parking currently and this will only make it worse. Bredin Drive is Land Locked in regards to additional parking and walking paths. Adding traffic to this street will not be acceptable.

I live in the Gates on Henderson property and am not against condos being built when they fit into the neighbourhood. At 3.5 stories, this clearly will not. I'm also concerned about the number of mature trees being cut down to accommodate these condos. Given the CMHC's recommendations to scale back condo construction in Winnipeg, I don't think this project should be approved.

I am a resident of the Gates on Henderson condo development. We purchased our property in large part because of its unobtrusive construction and how well it blended into the surrounding properties. We were disappointed by the construction of the neighbouring 480 Henderson unit with its ugly noise barrier and frontage-facing orientation. The addition of further condo properties along this same stretch of Henderson will further diminish the curb appeal of the block. I also fear that the value of my own property will depreciate if more condos are built here as well. Cramming a 3 1/2 story building onto such a small piece of land can only have a negative effect on the surrounding neighbourhood.

There are plenty of old vacant buildings that can be converted into condos why not work on those instead of ruining the nicer houses in our neighbourhood. What a waste. Plus I don't think Henderson needs the added traffic as it's already congested in the mornings.

I live at 143 Stanier St in Elmwood and routinely walk that stretch of Henderson. It's a lovely character neighbourhood with individual looking houses instead of cookie-cutter mass-produced "factory" houses. Recently a few condo developments have sprung up there and they appear hideous. One in particular, the Gates On Henderson; boasts a somewhat aristocratic mentality mimicking the gated neighbourhoods of American suburbs. Elmwood doesn't need more of these. There's enough room elsewhere in this city for new developments to make boring looking homes. Allow Elmwood to continue it's charm and character that rivals old neighbourhoods like Wolesley, Osborne and the West End. As for the suggestion for overflow parking to go on a different street? What's wrong with you? Would you want to come home to be unable to find a space to park in front of your house? Or to have your elderly parents forced to park a block away because some jerk proposed your street as alternative parking? There's no need for this and if the developer still wants to build a condo, they can shell out more to make it match the neighbourhood while accommodating their neighbours by means of either under ground parking second floor condos with parking beneath.

City zoning and bylaws are developed, and put in place for reasons. Altering them only opens up an onslaught of changes in the future, changing the dynamics of a neighborhood.
This area is currently deemed single family residential. Adding this Condo unit beside the existing new condo development (which was only built by changing mutliple zoning laws) will only add the the future possibility of adding even more units.
The 3.5 story height is way to the big for this neighborhood. There are plenty of other areas along and off Henderson that are deemed for this construction height and can currently handle this capacity of the tenants and their traffic volumes.. The height will reduce the privacy along the streets and the back yards in the existing quiet long term residential neighborhood on both sides of Henderson. No fence will ever give that privacy back. The height will also block most of the days sun. Who will pay for the ecological changes required to fix the existing green space infrastructure of these residents because of this lack of sun ? Mayor Bowman, maybe someone should change the zoning and place one of these next to your house, I'm sure you would not mind.

Parking on most city streets is already at a premium during any season. Reducing the parking at the condo, only because they are already stretching the building size is not acceptable. There are no traffic lights at the intersections onto Henderson, as this area was never built for this kind of construction.
