Stop Development of Large Senior Living Facility Across from Beechwood Farms

I am opposed to this facility! It is not in keeping with land use in our area. I would support thoughtful housing for seniors, but not a building/facility.

Agree that this development should be prevented from occurring for all the reasons mentioned.

Beechwood Farms is an interest for many customers that come from urban areas to enjoy the peacefulness and beauty of our township. Building this facility will destroy this and have a negative impact on the environment. Not only visually, but the constant noise of the delivery trucks during the day and off hours, the HVAC equipment running, and the increase in traffic. The intersection of Harts Run and Dorseyville Road is extremely busy now. This facility will not only increase traffic during rush hour and school hours but will have a constant stream of traffic with visitors and deliveries during "all" hours of the day. Installing a traffic light to handle the amount of traffic this facility will produce will have to be considered. This once again will affect the residence living in that area with light and noise pollution! There are other locations in Indiana Township that are zoned for commercial development. Please consider how this will affect our community!

Enforce existing zoning requirements.

This complex (let's call it what it is) will ruin the current ecosystem. How can anyone suggest this monstrosity across from a Nature Reserve won't harm the natural balance already in place? Let's hope many land and water studies are done and results aren't skewed for those with deep pockets. Is there a rule or law that states a Nature Reserve must have some type of boundary that prohibits development?

This development is absolutely not harmonious to its surroundings. This is a quiet residential area, not a four lane, busy, commercial intersection that is meant for a three story building housing close to 200 residents, over 150 parking spaces, food vendors, laundry services and more features coming and going from this facility. The traffic is already busy at peak hours without adding further to this situation. Plus, stormwater and flooding is already an issue in areas close by. There has been severe floodwater damage to at least two parks in Fox Chapel, just a few miles away.

The petition makes valid points. There are other alternatives for a large scale development that would fit within existing zoning guidelines.

Please don’t screw up the trail in my backyard with a hideous building and parking lot.

Traffic will be a HUGE issue with no other access points except Dorseyville Rd, It was an issue at other facility in Peters Twp and the Waters in Wexford has additional access roads and entry points for all of the visitors, staff and delivery trucks. This is in addition to the 4-6 lane highway of Rt. 19. This development must comply with the current zoning requirements, period.

As a registered landscape architect and LEED accredited professional, I can say with complete certainty that a zoning variance should NOT be granted in this situation. Not only is the scenic character of the area going to be permanently marred, but a development of this size will also have impacts on stormwater management in an already troubled watershed (it will impact neighboring Fox Chapel, have they been consulted on this?) as well as property values in Indiana Township and Fox Chapel. As others have correctly pointed out, there will be traffic impacts as well. Allowing this development to move forward will be a significant step back for the community, and any community leadership (especially the zoning office) should think long and VERY hard about this one.

I agree with the comments made by many others. I recognize that growth will happen but this is much too large and would have a very deleterious impact on the area. Thank everybody who is on this petition!

This is a poor use of one of the existing green spaces in Indiana township. It would detract from the stunning Audubon facility at Beechwood and ultimately reduce property values and thus tax basis.
