I think I speak for many residents of 15, 25, and 30 Baseball place when I say we are fed up with DAG and the way they operate. The last thing we need is a bigger footprint from this business. They are constantly blocking the laneway with all the vehicles they service. The noise is incessant. Just this week they violated noise bylaws and chose to carry out construction in 15 BBP after hours disturbing many residents and their children.
Additionally their employees and salespeople are constantly littering the laneway and riverside square with their cigarette butts. Now we can expect them to litter all the way to the corner where their new garage is supposed to be? We are fed up with them and we shouldn't have to tolerate this kind of disrespect.
I call upon the board to properly review the impact of their proposal and take resident feedback into account. They should not be granted additinal operating space. I call upon the board to put residents first and reach out to businesses that will have a positive impact on our neighborhood.

The DAG expansion is unnecessary and does not serve the existing community. The dealership illegally parks it's vehicles on a daily basis, especially with a lack of existing parking, the laneway cannot support additional speeding vehicles and auto group employees persistently littering cigarettes at Riverside Common. With the departure of BMW the DAG should consider following suite and trail off to a site more in tune with it's mission.

We already have a car dealership on one side! Why would we want another one and be surrounded by them? Can't we get something more useful? A grocery store or something!

My Arguments for the Committee of Adjustment (COA) Hearing:
• Not Minor in Nature: the commercial service bay is not a "minor" deviation, but a massive change in land use, violating the test of a minor variance. It is a major deviation on commercial retail space.
• Intent of Official Plan: the site at Riverside a square is zoned for residential, not heavy commercial/industrial use, and this violates the neighborhood's Official Plan. I strongly oppose the change.
• Negative Impact: it was high noise pollution, fumes from exhaust, toxic chemicals, increased traffic, and safety concerns, showing it impairs residential enjoyment.
• Lack of Necessity: we the resident at Riversude Square as shown in Facebook community forum can prove that the applicant can use their property efficiently without this specific variance.

I live in 30 Baseball Place and DAGs continued expansion including taking all the visitor parking which prevented the planned inclusion of a grocery store in 665 Queen, has been a detriment to the people of this community. The increase in traffic has also caused safety concerns for residents and this further expansion will only exacerbate the situation.

The parking and driving situation is already difficult with all the new buildings. This would be terrible and is a major inconvenience for the residents of this building. I sit in traffic to leave the building every morning please don’t make it worse

Please help preserve the original intent of this complex as a walkable, community-oriented space offering small retail, grocery, and essential medical services—amenities that residents have long anticipated and relied upon.
If the City had intended for this site to function as an industrial auto mall, that designation should have been established in the original land use approvals during the development process. Proposing such a significant change so soon after completion undermines confidence in the planning process and raises serious concerns for current and future homeowners.
Residents should be able to trust that the land use designations associated with their homes will be respected and upheld. Altering them after the fact risks eroding public trust and creates uncertainty for anyone considering investing in new developments within the city.

This was absolutely not in the building plans when I bought in this 'residential neighborhood community' development. A complete violationwith outstanding negative impact to the residential community that calls these buildings home.

This is a request for light industrial use disguised as a minor amendment. It does not compliment or bring value to the mixed use, walkable, residential community. Declining this amendment does not prevent this business from finding a properly zoned space in a more suitable nearby area that can accommodate it’s needs. This business already consumes a large portion of the commercial space in this development. Taking over more space of what was originally designed and approved by the city to be a mix of smaller businesses prevents other business opportunities and community growth.

When I bought my unit pre build I was reassured that a grocery store was going to be part of the retail space of the baseball place community. After years of empty space we are now told DAG will be taking over with a car show room. This is absolutely unacceptable. Not only do the dealerships clog up the side roads and garage entrance ways the cause chaotic and unorganized traffic through out the entire community. This show room will add extra traffic and unruly chaos to an already poorly planned space. Please don it allow DAG to take over more of the baseball place community
