This proposal does not meet the test of a “minor” variance. The introduction of a commercial service bay represents a significant and fundamental change in land use, not a small or technical adjustment. It would effectively introduce an industrial-type operation into a primarily residential setting.
Additionally, this use conflicts with the intent of the City’s Official Plan and zoning framework. The area is designated and developed as a residential community, with ground-floor retail intended to support residents in a compatible and community-oriented way. A car dealership with an active service component is not aligned with this vision.
The negative impacts on residents would be substantial. These include:
Increased noise from machinery, tools, and vehicle movement
Air quality concerns from exhaust fumes and chemical exposure
Increased traffic and congestion in an already dense residential area
Safety concerns for pedestrians, families, and other residents
These impacts would directly interfere with the reasonable enjoyment of our homes and diminish the livability of the building and surrounding community.
No service bays!
