My wife and I moved to Reston from another Bozzuto property in Northern Virginia to not only get more space, but because we felt overcrowded in a building as outlined here. We chose St. John's Wood because of the embodiment in nature and that we could actually step outside our apartment and be outdoors. As mentioned in the comments, this project is not what Reston is all about. Though St. John's Wood is a transition for us, we do not want to see our friends and neighbors affected by this.

We are very concerned that this enormous redevelopment is in the works without any real concerns for the consequences. As a FCPS teacher, our schools are already overcrowded and a project like thus will only lead to further congestion in our schools. Also, the traffic on Center Harbor and North Shore would dramatically increase! This part of a Reston is a prized jewel away from the busy Reston Town Center and Metro. An entrance /exit on Reston Parkway should be explored further.
It is very sad that this project has been kept a "secret" from the community for so long. As a tax payer in FC and Reston, we should have been informed on this plan from the beginning so our voices could be heard.

This project will create a huge traffic problem. I live in my condo across the street from the proposed project and there is a lot of traffic right now and it's sometimes difficult to exit Hampton Pointe whether one turns right or left. I can't imagine how much worse it will get if this project is approved. Also, there's a safety issue. Many residents in the area walk and run on the paths along the street and need to cross the street.

As I was walking last weekend, I looked at how St John's Wood exists now and the current buildings are at the top of the tree line. The other Bozzutto neighborhood, just down the road (Harbor View?) is below the tree line only because it was dug out lower (or maybe the ground sloped downward). The proposed five-story St Johns Wood redevelopment WILL extend beyond the tree line - or at best be in the uppermost branches - and so it will be clearly visible. I drove through St Johns Wood before renting in Sutton Ridge (and later buying there) and I felt really claustrophobic with how high and dense the buildings were in St Johns Wood. And that's what's there now - I can't imagine it going even higher. This is not what the North Hills community wants and it will destroy North Hills Park - its amenities, the wildlife, the trails, etc. This is not what Reston is supposed to be about. Keep the high rises in Reston Town Center and leave North Hills alone!

This will further limit affordable housing in this area and increase traffic congestion that is already unbearable.

I understand the concerns of homeowners in the neighborhood. I, however, am signing as a resident of St. Johns Wood. The community is clean, safe and home to middle class community members who seem to be forgotten. As a resident of St. Johns Wood, I enjoy and take pride in my home. The property also offers me the opportunity to live in Reston and enjoy the benefits of being a Reston resident. The other rental options are either subsidized, in an unsafe neighborhood, or priced out of the range of the middle class. Is it the intent for Reston to offer homes only to the upper middle class and beyond or the income qualified?

There is plenty of development going on around the Metro stations; this is not needed here. Not needed to support North Point Village Center, hard enough to get parking there now.

I believe that there needs to be more discussion on how this will impact existing communities and traffic throughout Reston north.

Adequate consideration of all concerns, especially traffic, does not seem to have been given to this project. Slow down, do this right.

We don't want 250 more people (younger renters) squeezed into this corner of the block. That benefits Bozzuto, but nobody else.

Why weren't neighbors on "the block" notified? Access to Reston Parkway would be much better and it doesn't sound like enough parking for residents. I am at Sutton Ridge and was on a Parking Committee and realize if not enough parking is provided initially, it can be a long-term problem. Need to put in initial covenants that must park vehicle in garage or they will be used just for storage and will present major parking problem.

This is a horrendous plan. The buildings are much to large for this part of Reston. Not only will they create and eyesore but overwhelm the local roads with traffic. It against every ideal of which Reston is based - ie, an attractive, residential, community friendly environment. Do not allow North Reston to be become yet an another extension of the Town Center!

this overdevelopement is not appropiate for North Reston as we are a natural setting not a setting for commerical, urban 5 story buildings that are propsed PLUS townhomes. Parking, safety, quality of life will all be greatly degraded by this project. Keep it low density as it was original propsed in Reston Master Plan dont allow Buzzutto to take advantage of our residential areas and overdevelop!!!

It is already difficult at times during the day to exit North Village Rd onto Center Harbor. The additional traffic would certainly add to this issue.

Many decade resident of Reston; this will dramatically alter the lifestyle and enjoyment of living in Reston. I would imagine a significant amount of money changed hands. I am totally and complete disgusted with RA who will hammer me for some small thing on my home but won't protect us from the ravages of unchecked development.
