A thought ...... SPC Hillcrest LP (Strode Properties) owns the 3 residential properties to the west of the existing parking lot. What if their PD included an extended underground parking garage under those 3 lots, which, I'm sure he has ear-marked for future development? This would provide approx. 30-40% increase in parking area per level and allow for more entrance and egress on Daniel, the commercial side of the block. Would re-platting be an option for these properties?
Incidentally, the current parking garage rendering has NO notation for handicapped spaces. According to ADA Act of 1990, 2% of spaces have to be handicapped. Additionally, 1 in 6 of those needs to have van access (essentially 2 parking spots per van space). So these spaces would have to be removed for use by the general (un-handicapped) public unless they want to receive parking tickets for parking in a handicapped space.

As a long time resident, I object to increasing traffic congestion to the extent that adding a structure of this enormity will definitely do. I am also concerned for the safety of many school children walking home before and after school from MIS due to increased traffic. The parking problems will be bad for small businesses in Snider Plaza and it looks to be an incredible eyesore. Please prevent this catastrophe in the making by making sure that the new structure will be at most the size of the SMU buildings across the street and mandate all underground parking adequate to to the needs of the building.

Adam Richey has directed us to petition created by the developer for amendments to the proposed design. I have reviewed the updates. The developer says it has reduced the height to 99' (7 stories), will use "attractive stone" on the facade of the building, and the glass will be significantly less reflective than the Dallas Museum Tower in Downtown Dallas. Strode's petition also has a picture of the modified building that looks like a combination of mirrored glass and stone.
Has anybody conducted an independent traffic study? As Strode points out, ANY new development in the place of a vacant building will increase traffic. However, we need dialogue regarding the impact on carpools, ingress and egress to the neighborhood east of SMU, and child safety.
Precedent on the size and aesthetics of this building is important for all future developments on Hillcrest and within Snider Plaza. I'm not sure that the photo on the petition Adam Richey directed us to is the look we are hoping for in the area,
Can a deal be done with City of UP to add some green space? (similar to Klyde Warren, not NorthPark Mall).
A beautiful, one-story grocery store like Whole Foods on Lomo Alto with underground parking and green space might be a good addition to our neighborhood, provided that traffic concerns are addressed.

Absolutely against this way too tall, mirrored glass structure. Traffic problems already. Many children walk to school and ride bikes along Hillcrest. Do not allow our community to become an urban jungle. Please do not allow this developer to destroy our hometown.

I believe the design of the proposed building at Hillcrest and Daniel can be modified to better suit the neighborhood. I am not against an office building being at that location but believe a better plan can be proposed. Hopefully something can be worked out soon.

Thank you to all of you who have signed the petition. For those of you who have not done so yet, we would love to earn your support too! We encourage everyone to attend the Council Meeting Tuesday. We need for City Council to see that the citizens of UP are deeply committed to a neighborhood friendly, right sized development. A show of support for what we believe in is extremely important. Wonderful, neighborhood friendly ideas from many UP citizens have been put forward. We need to come together on this project with something viable which addresses all the issues with the current PD. Hope to see you there!
