If I'd wanted to live in a high-density "urbanized" area, I'd have bought in downtown Scottsdale, mid-town, or even Grayhawk. The zoning is in place for a good reason, and the developer knew the zoning when he/it bought the parcel.

This project is out of character with the area, does not meet the intended land use and zoning requirements that were carefully considered by the city and approved by citizens. Further, the proposed density will further strain infrastructure which was built to accommodate the city masterplan and ends of being paid for by all the other residents through taxation--not by the developer. This is a greedy idea from the get go. Develop according to plan!

I'm in opposition to this development. It doesn't match the type of properties that would sustain the property values for this area. Also, it will increase traffic congestion at the Dove Valley intersection.

I have two properties in Terravita. These kinds of homes will create a less conducive environment for our community as well as creating traffic and view issues for our residents. Please consider building to meet the beautiful environment that we live in.

I strongly oppose the proposed 78 unit development at the corner of N Scottsdale and Dove Valley Roads. I am a home owner and full-time resident of TERRAVITA since 1999. I arrived here prior to construction of the nearby shopping center, business park and other residential communities on N Scottsdale Rd. Over the years, I've already a significant increase in traffic, street lights, noise, congestion, and deterioration of our beautiful natural surroundings, including wildlife being regularly killed by speeding drivers.
