This project is immediately adjacent to the Desert Foothills Scenic Drive, designated by Scottsdale's General Plan as a scenic corridor worthy of special attention and protection. Development at this proposed density runs contrary to nearly one-half century of preservation efforts which resulted in the designation and creation of the Desert Foothills Scenic Drive for the stated purpose of maintaining its natural desert character for the benefit of both residents and tourists. I object to this development proposal due to the irreconcilable conflict between this development proposal and its effects on the Desert Foothills Scenic Drive (as set forth in Scottsdale's General Plan).

This development will disrupt the continuity of the natural beauty of our environment, community and overall neighborhood. The dumpsters will create a potential health hazard. High density units are out of character for our community and will lower property values.

The City of Scottsdale has no justification for re-zoning this parcel from commercial to high density multifamily. As the property abuts the Summit shopping center and Scottsdale Road the commercial zoning is appropriate. The neighboring Las Piedras and Winfield zoning of Single Family Residential further disqualifies this property's request for change to high density multifamily apartments.

Scottsdale Heights development is over-the-top too dense. More developer greed that should not be approved by the Scottsdale City Council.

This project des not fit the ESLO nor the General Plan in effect in 1996-97. I bought in Terravita because of these two elements. I urge CofS to vote NO on this development. Where is the library I was promised for this site? If Mayor and Council want this high of a density then build it in your backyard NOT mine.
