This proposal does not conform to the single family home concept; therefore long term value associated with these dwelling are more likely to slow the appreciation of homes in this area this deteriorating the values of the surrounding properties.

I echo these statements. The traffic here is a serious problem that has gone largely unaddressed, and this development will only further exacerbate the issue. There are other senior living areas very, very close to this land (there are already 2 within a ~2 mile radius). Not to mention inevitable devaluation of the surrounding homes. It's just not the proper use of the land, and I think that much is very clear.

I absolutely agree with all the comments regarding the traffic, but I would also like to highlight the loss of school tax revenue with PUDs such as this. Lately there have been many 55+ PUDs approved in West Cobb, I can only imagine what affect that has in the loss of school tax revenues.

This is a residential area, we don't need any high density homes add to traffic while providing very little property tax revenue to our schools. Our area is becoming saturated with senior living centers.

This is a totally inappropriate development for the already congested corner of Burnt Hickory, Bob Cox and Gordon Combs. Owners will be 55+, but that is no indication that they won't impact traffic.

I am strongly opposed to this. This would add to the delays on B/H Rd in the same manner as the merging traffic from Gordon Combs and Bob Cox does. That means there will be 3 major feeds into Burnt Hickory within a few hundred feet! I am concerned that this will drastically add to and negatively impact morning and afternoon commute on B/H Rd east toward Barrett Pkwy.

My name is Buck Reese. I have lived at 2671 Old Hickory Drive, Marietta, Ga 30064 for nearly forty years. I am writing in opposition to the rezoning of the property located on the corner of Bob Cox Road and Burnt Hickory Road.
Here are several reasons for my opposition:
1. This would be a radical departure for any other zoning on Burnt Hickory Road. It is a single family road from just west of Polk Street to the other end of Burnt Hickory Road.
2. Traffic on both Box Cox Road and Burnt Hickory Road has increased dramatically in the last five years with traffic from both Dallas Highway and Burnt Hickory Roads. This traffic is largely from Paulding County residents trying to get to I-75. This development adds to an already overcrowded traffic artery. It is already extremely difficult to turn either left or right from Bob Cox onto Burnt Hickory. There have been numerous accidents at this intersection. The proposed development has its access and egress point on Box Cox which would further complicate access onto Burnt Hickory.
As it stands now. my street,Old Hickory Drive has had to resort to speed bumps to slow traffic from both Bob Cox and Burnt Hickory. Cars are trying to gain advantage of gaining access further down Burnt Hickory. Traffic in the mornings is already backed up on Burnt Hickory from Barrett Parkway well past the Bob Cox intersection prompting the cut-through nature of our street. We have small school-age children walking to the top of Old Hickory to board the school bus in the mornings.This development would only further exacerbate the problem as the residents of the new development would quickly realize the advantage of taking a right on Bob Cox and a quick left onto Old Hickory Drive.
The excuse of the development being a senior development is invalid as most people over fifty-five are still going to work everyday. Adding another fifty or more cars to an already crowded situation does not seem responsible or safe.

Completely unacceptable. Has anyone done a traffic study on this? The hardscaping will cause flooding to nearby homes. Wildlife will have no where to go. I can't believe our commissioners are allowing this. It's like we have a Tim Lee approval here...look where he is now....out.
