No to rent control. As a homeowner this has been a real issue for me. We already have issues with dilapidated, converted properties where I live in the south end. these owners don't maintain these converted houses and it makes the neighborhood look terrible. I think we should cap the number of apartment houses being built in this town, especially in the south end. Garbage everywhere, renters don't care what the property or sidewalks/streets look like.

We own a small mixed use building and don't want rent control. We want and have tenants who renew. We do not want turnover but want to keep good tenants at fair rents. We don't need the township to tell us what rent we can charge. We need input from property owners and renters to help decide what we need in this town.

Rent control always reduces the supply of affordable housing and reduces the quality of housing as landlords don't have the funds or motivation to upgrade or maintain properties. Rent control is stealing from landlords and giving to tenants. If the Township wants to subsidize tenants, then it should do so with taxpayer funds and not by stealing from landlords. This rent control law was unfairly passed under cover of virus with no ability for resident input. This law must not stand.

As a property owner in Montclair, NJ who is not currently effected by this regulation yet has seen in increase in property taxes by an average of 7.9% Per year since 2016; This will be an incentive for many owners not to care for properties as much as they once would have. Additionally, mandating a private property owner provide privileged information about their operations and financials to a un-elected board without the guarantee of privacy of such information is completely unreasonable.
