I have never encountered such formidable rules and regulations, so many ridiculously high fees for applications, or such impossible red tape as Montclair is proposing. What tenant is going to make a point of signing a statement when (s)he is getting ready to move...insane! Further, a cap on vacancy decontrol is bad for EVERYONE, including tenants staying in the building. Of course the new tenant will have willingly agreed to the new rent. It seems this rent control proposal has not been thought through. And during this time of COVID, it is also likely illegal.

This is totally unreasoanble, if tenants want rent control tell them to move to Bloomfield. Don't strap the hands of property owners in Mntclair.

I do not want rent control passed, unless Montclair can GUARANTEE taxes will be kept the same. How do you think that this is fair? All of my other expenses have gone up.

Rent control eliminates incentive to fix up apartments as needed. Montclair went out of their way to induce high quality building the past few years and all that will be screwed if you do this

Monclair should continue to allow unrestricted rent increases on vacant apartments. Otherwise, property values fall (lowering tax collections) and the tax burden on homeowners increases.

This will hurt owners of 1-4 family homes and we will see the maintenance of homes deteriorate. It will also incent landlords to find reasons to not renew leases in order to take advantage of vacancy increases.

This will be the end of property valuations in town . It’s bad enough we pay so many taxes for little services , imposing rent control only makes thing worse as history shows us .

Rent control has been proven again and again to be an economic drag on everything involved. This ordinance, as proposed, is onerous, overly complicated, and will end up being very expensive. Please reconsider.

With the proposed ordinance in its original form, small landlords of non-owner occupied apartments are being treated unfairly. With the additional imposed fees and hurdles, small landlords will eventually be squeezed out of town very soon. In the future, you will only create more and more high rise multi-multi-units buildings that forever change the character and historical identity of Montclair. If you ask 10 high-rise residents of those buildings who their landlord is, I bet all of them will tell you they’ve never met their actual landlord. As a small scale landlord, some may call us Mom-and-Pop business, we add a lot of value to the mix. May be there are a handful of bad landlords our there, but don’t assume we are all bad. Most of us interact with our tenants weekly. I personally make it my business to treat all my tenants with kindness and respect. Instead of squeezing the small landlords, have you considered actually requiring all those new high rise buildings, even retroactively, to provide at least 30% (or more) affordable housing units? Perhaps then, you will be actually doing some good and not hurting the small business owners.

Please say NO to the Pending Ordinance For Rent Control in Montclair. This ordinance will negatively impacts the town's finance, tax base and development. All the stakeholders should be allowed a meaningful chance to voice their inputs. Rent control will lead to deterioration of properties and discourage investing in the house. Rent Control combined with increasing property tax will drive people away and destroy this town. Please say NO.

Rent control? How about property tax control instead? Drive that down. Market forces can control rent, not property taxes. Lower the tax multiple.

Inserting rent control is a partial "taking" of a privately held asset. On the face their is perceived benefit for the tenant but the reality is the opposite. There is only political benefit at the short and long term expense of property owners, tenants, business owners, business patrons and all tax payers.

Trying to push this past residents during a pandemic is simply wrong. No rent control in Montclair!
