Say NO to rent control in Montclair, NJ

Rent control has EXTREME adverse effects for the people it is intended to protect. I HIGHLY recommend reading/listening to the freakonmica podcast on this matter

Putting a cap on vacancy decontrol will have a negative impact on every Montclair resident . Vacancy decontrol does not affect existing residents but on the contrary helps renewal rents to stabilize . The responsible landlords are being punished for the action of a couple who should be dealt with individually . Our properties are older and quite beautiful, but on turnover they require up-grading which can cost in excess of $35,000. That practice will cease when a cap is placed on vacancy decontrol and as a result, the existing tenants will suffer by receiving larger increases . Now, our existing residents are given smaller increases because decontrol not only helps with the cost of renovations but allows landlords to achieve market value on turnovers. This proposal will hurt all residents in Montclair.....including homeowners. Terrible mistake by the City officials.

NO to rent control in Montclair!

Rent control, especially with no cap on decontrol is a recipe for disaster. Most existing inventory is older and so many landlords spend thousands to upgrade their units to provide quality housing. That practice will no longer be feasible leading to deterioration and neglect and many tax appeals!

Passing this without any input from Montclair citizens is sneaky! This is an issue worthy of discussion and negotiation but to tried to pass it while we are all housebound sounds like a personal agenda.

People love Montclair and move to Montclair because of it quality housing options. Rent control will disincentive landlord from maintaining and renovating their properties.

I am a candidate for Council in the May 12th election. I support a carefully crafted rent stabilization ordinance that has input and buy-in from all stakeholders including landlords, tenants, and interested community members. I think that a vote on the rent control ordinance before the current council should be deferred until this pandemic is over. It defies good public practice and the validity of the process to vote on this ordinance now when the public cannot reasonably comment. All landlords are not the enemy (I am a landlord) and their input deserves to be heard so that there can be no question that the ordinance was considered carefully and all points of view weighed.

Hey there Montclair government dumb-dumbs. How many examples of failed rent control schemes do you need to realize that, in both the short- and long-term, rental control will only limit rental housing stock, and deteriorate the physical condition of existing buildings. As a multiple property owner in Montclair, I have real concerns that this ordinance will significantly/completely curtail my future financial ability to maintain said properties, and honestly nor would I have any incentive to do so...I truly envision eye sore homes and sub-standard living conditions throughout our town. These unfortunate realities are an unavoidable consequence of the misguided and counter-productive imposition of an "affordable" rental environment. Rent control now is nothing more than mayoral campaign propaganda, it's short term "noise" at the cost of a long term destructive path towards town blight.

This is not the right ordinance for Montclair! It is being pushed through without the input of 11,000+ property owners in Montclair at a tumultuous time with this pandemic raging through the world. This is deleterious to all concerned and has been scientifically shown that rent control is NOT good for the area it is implemented in and DOES NOT actually solve the problems politicians claim it will! Instead it punishes the majority of landowners all because of a few "bad apple" landlords. Please DO NOT pass this ordinance especially amid this awful time.

This is bad for our town and is being pushed amid the pandemic crisis with no input from the 11,000+ homeowners! This is not the right thing to do, please refrain from passing this ordinance especially during this tumultuous time! A few "bad apple" landlords should not condemn the rest of the town to have rent control put in place especially since myriad scientific studies have shown rent control is actually deleterious to the areas that implement it and does not alleviate the problems politicians claim it will!

I also believe that a strangling rent control proposition such as this will stop owners from making improvements during the period of the lease time and certainly in between especially if their is a percentage cap on the increase! The tax rates and the ten year average ratings far out distance the rent increases. Why should people who invest in the improvements of their properties be restricted on rent increases because people can't afford the cost off living,...???? as someone else said, move to Newark. Many of us moved from Manhattan when it became unaffordable. We can not be the custodians of renters unfortunate circumstances.

I, as a small landlord, work very hard to provide good apartments for tenants and save aggressively for the rising tax. Rent control discourages the hard working small landlords who contribute much to the town.

I disagree with the ordinance for rent control. As a property owner and landlord for 27 yrs in Montclair I feel I have the right to be heard and not have this ordinance pass

This is a bad idea unfairly proposed during a global health crisis when the public response will be muted. Landlords will no longer have the incentive to improve their buildings. Property Values will decrease and the quality of the housing stock will decline. We have already witnessed the negative effects new rent control laws have had on the New York real estate market. Let's not repeat this mistake in Montclair.

How are we going to pay our high taxes if i can not increase my rents? Is the town going to lower the taxes?
