The city has spent 10 years approving a boulevard improvement plan From Shoup to royer that has Already been approved with pedestrian walk and neighborhood friendly street parking. I would suggest that after 10 years this project would have to meet the 10 year plan. My guess is that it does not comply.

There is already a lot of traffic in that section of Ventura Blvd. The lines of cars waiting to enter In and Out will block Ventura Blvd, just like it does on Topanga and the other Ventura Blvd location. The freeway exits close to there which adds to the traffic flow. Having the restaurant there will have the freeway back up all the way.

Our neighborhood has no sidewalks. I walk with my 3 children and 2 dogs every night through the neighborhood, in the street. It is hard enough keeping them safe as cars speed through the streets around our home. We don't believe this would be good spot for a high traffic business like In and Out.

I love in and out but this is a terrible location for one. For instance, this will be the only fast food restaurant where the exit will be before the entrance in the direction of oncoming traffic, despite what this will do to traffic with the cars that lineup for the drive-through entrance. This just shows it is not a good fit at this location.
