There are 2 proposed entrances and exits. If it rains and the frontage road is closed, all traffic will be exiting onto Hillcrest. This is an unrealistic option. The site is too small for HEB. This piece of land will not work.

1. explore how the E/W LBJ corridor long tail strategy for redeveloped provides smarter use vs selling dirt to the highest bidder.
2. too much for one corner to absorb, shared store/parking site plan overreach for said plat/property size, given access + egress of traffic flow.
3. neighborhood homeowners need city council (s) to act like elected officials.

terrible location for any major retail development. currently, there is no retail on the corners of hillcrest north of lovers lane all the way to campbell road . Do not change the zoning !!!

The parcel isn't big enough, there is no other retail on Hillcrest and the traffic and access will be a nightmare. My office is right there (Creekside on Hillcrest) and I also have concerns about crime.
