Look at your home value. Subtract 25% That’s right. Nearby homes have their value plummet by 25% when the HOA golf course closes shop. See https://www.google.com/amp/s/www.wsj.com/amp/articles/golf-home-owners-find-themselves-in-a-hole-11547135191
Also the Coffee Creek HOA in Edmond OK is suing THEIR developer because in their covenants is an implied easement which says homes will align to a golf course, much like our covenants do in exhibit B showing each hole. I suggest we sue too.

I will sign but would HOA fees go up or not. Paragraph 2 says they must go up and paragraph 4 says no increase.

How is it the golf course isn't subject to the HOA guidelines? From only a cursory examination, these lots are annotated as exhibit B in the Covenants and it says "The Developer anticipates that such larger tract of land may be developed in sections and covenants that the land comprising each such section WILL BE SUBJECTED OR ANNEXED TO THESE COVENANTS." Why not enforce ADRC fines and create rules which only apply to the respective area and excessively fine the owner into compliance and have liens placed on the property. What am I missing here?

I'm in favor of acquiring the golf course land/trails and the Clubhouse. I am NOT in favor of losing the existing pool facilities and playground. I could care less about the land in front of 29. Suggest a tree line screening after the playground. Willing to pay additional dues. Suggest HOA rule enforcement on homes/review of management contract. ACT NOW!

We need the Board to act ASAP. The Steering Committee has offered up some great alternatives and we are losing time and leverage if this gets delayed further.

I just went to walk the front property meeting. WOW! That was eye opening in a major way! I highly recommend people start getting involved!!!

I want all parties to benefit. That means that properties at the front, whose values would fall along with the rest of us in the weeds...there have to be alternatives to either a building in their back yard, or a jungle of ticks in mine. I want to hear what options are out there-- I was not satisfied in previous months to hear an immediate shut-down of "it would cost nearly a million dollars for the HVAC alone. Its a no-go." that just doesn't do it in terms of looking forward to find out what really is (and is not) an option. If my property values (and those of my friends' homes in the front area as well) have to go down as the weeds and ticks rise, then I want to at least know that due diligence was exercised. To not at least see what we can do about this is a terrible hole that will SURELY create animosity among neighbors in the coming years, even decades, as our neighborhood sags with the Clubhouse...lets get some information-- please allow the Steering Committee to move forward (i.e., give them the information they requested weeks ago...stop re-visiting "why is this important" after it has already been promised...you know...throwing grit on the wheels, rather than greasing them). Let them do the HARD WORK that they are willing to do. That is why I volunteered to go door-knocking to hand out surveys (without giving my own opinion, even when asked) so that we can all find out, exercise our voices...lest we be bitter with what "might have been" down the road.

How many of you that signed the petition would agree to have a commercial property built in your back yard? How many of you that signed the petition could care less if it was built in your neighbors yard if you couldn't see it? Well, that is what you're signing up to. What the self interest group won't tell you is that they have no problem at all selling the front property and allowing a commercial property to be built in the backyards of our neighbors on Vinewood dr. Is that what Va. Oaks has become?
