An abominable plan negating all the hard work that the Concord Historic District Commission has overseen along the historic routes in Concord. I submit that the Thoreau St. area demands the same rigorous examination. My late husband, Satish Dhingra, was an architect sensitive to proper proportions and successfully led our neighborhood fight against an unscrupulous developer who wanted to build 3-4 large homes on a property that was zoned for only one on Cambridge Turnpike. We all had to attend numerous meetings, but finally won. The same will be required in this case.

The TBD Draft Vision calls the area in front of Crosby Market “auto-centric.” I would call it “mass-transit-centric.” While plans talk about improvements to the MBTA station, there is no proactive planning for the vast majority of commuters who drive to the train. The FAQs simply state “TBD Zoning cannot require private owners to provide commuter parking.” True, but does the Town want the 55 commuters who currently use Crosby to park along Cottage St, where there are 45 “unregulated street parking” spaces? Private citizens should not have to take up the slack for inadequate planning.
How will the plan assure the continued, let along expanded, use of Concord’s MBTA station by riders who cannot walk to the station?
This plan needs to comply with Concord GHG and sustainability principles that encourage mass transit. This plan does not.

Once again this is about money not
the historical significance of Concord
as well as public safety and obvious
increased individual taxes to support its ill-thought outcomes.

It’s critical everyone attend Town Meeting on Sunday, May 1 @ 1pm and VOTE NO ON ARTICLE 33
If allowed to pass, this will forever change the character of Concord.

Please do not change the zoning of the Thoreau Street area. This already has heavy traffic and updating the zoning will increase the traffic and possibly lead to more car accidents.

This is a bad idea because it will change the character of the town. Already builders exploiting corner lot bylaw to put more than one home bypassing local zoning.
Please keep Concord town close to the vision of its son, Henry Thoreau and stop destroying nature by building more.

I strongly oppose this destruction of our charming quiet neighborhood the character of which is why most of us choose to live here, This developement will make developers rich at the expense of those who live here

Could the Thoreau Business District be improved? Yes. Are changes on the scale proposed the right thing? No! I strongly urge the Planning Board to put on hold any plans to take the proposed amendments to a Town Meeting vote until a plan can be created that meets the needs of neighboring residents and businesses as well as the entire Concord community and visitors to our town.

The proposed rezoning of the Thoreau Business District area and subsequent redevelopment will cause significant, negative short- and long-term impacts (e.g., noise, traffic, air emissions) that will disrupt established neighborhoods and businesses.

I think we need much better visualization of the best and worst possible results from any large revision of zoning laws--the consultant hasn't done this. I'm afraid of unintended consequences--both of developments that we don't like but can't be stopped, AND good developments that can't be considered.

The proposal allows for a level of intensive development that is out of character for this area and for the Town of Concord generally. It will create a precedent that should maker us all worry, not just the residents of this neighborhood. The traffic issues in this area adjacent to these railroad crossings is also a significant concern. I am strongly opposed.
