Save our East Beach Village Square from More Apartments!

It is very congested in the area and across Shore Drive. The buildings are so close to the road that if you are triaging to get out you have to pull out as far as you can can to see if any traffic is coming toward you. It is claustrophobic. People need green space. Traffic in the mornings was not backed as it is now from over development from multi family living . I would think twice before moving here now that this is happening. Quality of life is important for those living here now and that is something that people elsewhere in Norfolk and VB are telling me about East Beach.

Until the City does something about the traffic situation on Shore at Little Creek Blvd, no more residential. It is absolutely ridiculous.

Stop the addition of more new rental units in East Beach.

They brought a proposal to me. Other than it includes Jeff Wells, I do not know all of the group members are.

Transparency would go a long way in establishing trust between developers and residents. What small group of EB residents? How were they selected?

This is disturbing and unfortunately consistent with the repeated changes made over the years to the original plan. These changes come at the expense of homeowners who invested in a long term plan that has been repeatedly changed, altered or minimized all to the benefit of the developer. Does anyone at the city government level know the whole story or even understand what is going on beyond each individual lot? Not to mention the permanent worsening traffic conditions with no road improvements/alterations planned. Just some off the cuff comments but this issue runs much deeper and borders on deception and possibly fraud.

Please, no more Apts!! There are so many negatives and NO positives about building more Apts in EB.

As a representative of the developer I can tell you that we are working with a small group of East Beach residents to. Convert the 3 apartment units in question to retail.. We will issue an email blast in the morning explaining the path forward, some background on how we reached the current situation, why bringing retail to East Beach has been so difficult, and correcting some misconceptions about the process. An open letter to the residents of East Beach concerning Phase 7 Retail development from Rock Bell, General Manager, East Beach Company, LLC This will be sent out by email blast in the morning but wanted those most interested to see it tonight. Some of the formatting is lost in the forum, so please bear with me. Based on assertions made at the May 24 annual HOA meeting, at which no representative of East Beach Company (EBC) present to clarify points raised, a petition was started to let the developer know that there is strong sentiment among the residents to have the 3 apartment units on ground floor of building 7-123 (the easternmost building under construction) converted into commercial/ retail space. We actually agree with the vast majority of urban planning conceptual points raised by the petition. Further, contrary to current opinion, EBC actively supports this conversion, under certain circumstances, but to date have been hampered by a number of economic constraints, which I will explain below. We are working with a group of residents, led by Jeff Wells, to attempt to find a solution that addresses the constraints we face. EBC will work with this group and our commercial leasing agent to investigate the proposed solution to convert these apartments into retail space as soon as we can all get together. A meeting is tentatively set for next week. Had I been at the meeting (I was unable to attend due to illness) I believe I would have been able to address most of the concerns raised. At any rate, please know we are attempting to find a way to have these units converted, per the petitions request. I would be remiss if I did not take a few minutes to correct some of the misinformation that is contained in the petition, and to share a little more of the back story of East Beach retail in Phase 7. We are overbuilt already.

Promises broken need to accounted for and reasonably resolved by the developer and with full transparency. No more fine print, smoke and mirrors.

This is totally different than what every home buyer has been told when purchasing their property. This cheapens the development with too many rental properties, eliminating successful commercial businesses, and overcrowding our streets and amenities. The developer should be responsible for any drop in home values that can be attributes to not building out the property as described in the real estate closing deliverables, including the master plan shown was not executed.
