I’m not just going to sit idly by after reading the comments on this petition made by the main player profiting off of and pushing all the rezoning in our neighborhood. It’s pretty obvious what’s going on from looking at his comment, and an anonymous commenter just before him, and comparing those comments to signatures and comments on this petition that overwhelmingly oppose rezoning this property from single family housing to duplexes. Since this real estate agent/developer chose to comment on this petition, and on a Facebook page that voiced opposition to this development, a few facts now need to be brought out to set the record straight:
Fact #1 - Pictures are worth a thousand words. Take a look at the pictures I posted on the Facebook comment of Amanda Adams, who is a Weddle Way resident very negatively affected if this rezoning gets approved. It’s just under the real estate agent/developer’s comment there speaking down to Amanda, as I think he does to all of us signing and commenting here, regarding high density developments.
Go to the Everything Christiansburg Uncensored group. You’ll have to wait to be approved if you are not already a part of that group. The real estate agent/developer got approved for that group 12/21 then apparently followed the link there to this petition in order to give us his commentary and set us all straight! :) You’ll see in the pictures showing how high density zoning looks. You’ll also see how the current single family R1-A zoning in Carma Heights with 2.9 units per acre on minimum lot sizes of 15,000 sq ft, minimum of 100’ widths, and large setbacks look.
Fact #2 - In a public Town Hall meeting this summer for the Vinnie Avenue rezoning, the real estate agent/developer stated that he had nothing to do with adjacent property off of Weddle. His real estate sign went up on the Weddle Way property last February! When confronted, he stated in the meeting that the real estate sign was not his. He stated that his first and last

I own commercial space in the area and employ locals with my company. We need to slow development down and address the concerns of overdevelopment, infrastructure needs, school overcrowding and environmental concers.

There are several inaccurate statements that should be cleared up. The proposal is not a high density multi family development nor was the recently approved single family development along Vinnie Ave. The current proposal is for 7 lots zoned R-2 that allows twin homes or 2 family dwellings.(14 units) The density will be 3.25 units per acre which is less than the golden standard of 4 units per acre which is allowed in R-1 single family zoning. (14 homes divided by 4.3 acres equals 3.25 units per acre.)The current Rural Residential -1 zoning is not realistic when you are 1/4 mile from one of the largest malls in Southwest Va. If someone is saying this is high density multifamily housing they are ill informed or intentionally trying to misinform. This development will be accessible from Stafford Drive, as well as Walters Drive (by way of Vinnie), and Stuart Quinn Blvd (by way of Almetta and Weddle). The plan submitted with the application does not have any direct access to Almetta. I am the Realtor for both families that are selling and I have been very clear that I also have a stake in this neighborhood. Along with Richard Caldwell, we plan to develop, build, and sell the single family homes along Vinnie Ave. I also grew up in this neighborhood and have life long friends that live there. The author of this petition acts like there is something nefarious going on with both properties selling in a similar time frame. I can assure people the seller & purchaser of the Vinnie Avenue property are not the same as the seller and purchaser of the Weddle Way property. Its just that both sellers are using the same Realtor.
I am concerned the most vocal critic of this rezoning is a family that lives in Blacksburg. They own a rental/investment home on Weddle Way but represent to the planning commission and Town Council that they are residents of Weddle Way. Of course they have a right to speak at a public hearing but I do not think they should misrepresent

You guys live in a town. If you don’t want growth and development then move out into the country. You do realize that people developed your house at one time. Seems like always a case of the “I got mine now we don’t want you to have yours”.

High density housing means more crime, more noise, and less privacy. These people moved intentionally to this rural area to get away from that. Please do not greenlight this project.

This is now the third set of comments I have submitted in protest to this proposal. As a land owner with an adjacent lot to these unwanted developments, I can say quite plainly that this neighborhood and the surrounding areas are staunchly AGAINST these developments. I have not heard a single neighbor support these projects (unless they're the ones making a profit off of the sale). Everyone understands development and most of us are fine with it. So build single-family homes as the current zoning allows. Stop rezoning our neighborhoods into urban lots so you can make a profit off of our suffering.
