As a lifelong resident, a Carter graduate, and a local real estate agent, I have a deep love for East Knox County and a professional understanding of our housing market. My children and grandchildren attend the schools I once did, and I recognize that increasing our housing supply is essential for keeping home prices accessible for the next generation.
However, growth must be responsible, and the volume of 194 units at 8934 Pleasant Hill Road (Case 4-B-26-RZ) is a dangerous mismatch for our current infrastructure. My primary concern is the compounding traffic strain on a corridor that lacks even basic safety controls. There are no red lights to manage the flow near our schools or the local ballpark and library, and remarkably, none even at the intersection with Andrew Johnson Highway. Take a look at Brakebill Road. The construction alone destroyed that road. It is sinking in and breaking off at multiple points making it extremely dangerous. Never mind the increased traffic and increased accidents. That will be Pleasant Hill and Strawberry Plains Pike if this is allowed to proceed.
We are an underserved community with almost no commercial shopping and only a couple of small pharmacy for miles. The recent surge in housing in East Knox County also impacts the already ridiculous traffic near East Town as well since that is where many of go to shop at Walmart Target etc. Forcing this level of urban density onto a rural two-lane road without first addressing these massive gaps in infrastructure and services isn't just inconvenient, it’s a safety risk. I support housing, but it must fit the reality of our area. I urge the Commission to deny this rezoning until the necessary infrastructure is in place to support such a significant increase in volume.

We do not need more apartments especially 16 acres of agriculture land used up yes housing is necessary everywhere but more sub divisions and apartments are getting built every year rent is not what it used to be its expensive. People in east tn are harldy able to to pay these rent prices now.
