We ave been through this before, and still feel the same way. Stick to the current zoning. The proposed change would exascerbate traffic, result in business leaving deep cove, and block the view for many residents.

Stick with the community plan. We already have been through this, and I feel even stronger now that this kind of development would exacerbate an already busy community corner.

As a Deep Cove resident, I'm disappointed by the District's continued drive to increase density. We risk losing what makes our community unique.

I absolutely agree, many of us went to great lengths to limit building heights in the last round of consultation. We still live here, still feel the same.

On top of the other problems, I see no space for a playground or yards. With Myrtle Park set aside for games and its playground cut in half and Panorama Park and Cates Park overflowing in the summer more housing without green space is the last thing we need. And then there is the parking problem, 14 spaces for a pub is ridiculous!

I do not agree with the proposed development at the corner of Mtn Seymour Parkway and Dollar Road. It would've disruptive, noisy, and take away my water view.

No more development that damages the values of other owners properties and destroys the views they paid for!! North Van is so over-developed already!

I am a resident of the Deep Cove / Dollartion neighbourhood and am strongly against the development and densification of Deep Cove Rd. We are seeing many problems with overcrowded areas where we live; bridge traffic is getting worse and parking is out of control in the warm season. Developers do not tackle these problems when they develop, only profit from sales of more homes in a bubble housing market. Residents are left with the fall out of short sighted planning. No thank you. We need real vision for our community and neighbourhood that is sustainable, long term.

1110 Deep Cove Rd. was owned for 40years by a single gent. Sadly he passed in 2015. He did not leave a will so the estate has gone to probate. The only heir is his brother who lives in England and has no plan to ever live in the house. He tried to sell after the original h\owner passed but was unsuccessful due to probate issues. He is not nor has ever been a DC resident. He just wants to get his money out and sell the place. He apparently does not know the Cove nor does he care about development. I lived at 1122 DC Rd. for 39 years and was an active member of the DC community. Were I still there I would be behind this petition 100%. Best of luck to all.

Yes the densification of deep cove Needs to stop We can't get on the bridge without back ups as it is now

The developer needs to be encouraged to come back with a proposal that fits the zoning limitations and also exclude the one single family lot from the plan. The proposed overall size, height, and setbacks alone are the biggest direct impacts to the neighbourhood. In addition to losing value in their homes, the neighbours will suffer a dramatic impact on the enjoyment of their property. As well, there currently exists a problem with parking and safety in the area. The plan to have two construction phases is really to much for the community to have to endure.

Don't know how many of you have heard this rumour . It seems that across the street from Lima St. and the Parkway southwest side that four houses could be removed and a whole bunch of condos could be built! This is the time to stand up and lay the law down with developers! We can't allow these folks come into the Cove change the by laws and do what they want! It is said they are part of us and they are not, what it always boils down to is money! Let's not change this area into another massive scar like the city of North Van did to Lonsdale Ave! Once the developers get away with these sort of changes it makes it easier to do what they wish in the future!

Can I encourage everyone to take a few minutes and write their concerns to our MP Terry Beech - [email protected] This development will open the door and set the standard for more and more development in our village just like what has happened on Mount Seymour Parkway. It has to be stopped before it's too late

This community already went through this exact process 6 years ago with the same developer, why again is illogical.The developer even wants to rezone a single family unit just so he build two more units. It will affect so many peoples privacy, lives and value of their homes

As a resident living in immediate proximity to the proposed development, I am extremely concerned about all the permanent negative impacts the proposed development will have on my family, as well as for my neighbours. And to go as far as proposing to tear down a single detached home and have it rezoned so that the development can be extended incrementally can only be interpreted as being self-serving for the developer. The OCP, a long-term plan for the community has designated the area for specific land use after much consultation with the community. Please do not go and undo the great work that has already been done. There is one positive that has surfaced from the proposed development... it has united many residents in the neighbourhood to rally together against the development. We stand together.

This is disgraceful. All of the comments above opposing this variance, let alone the complete redevelopment of this land, are valid. I am strongly opposed to any change to this property assembly as it curently exists or a change to the zoning, for many of the reasons already listed. At most, this redevelopment should be held to the standard set in 2011-a 25 foot maximum. Furthermore, from a legal standpoint, the decision on redevelopment, when there has already been a decision made, is highly questionable, unless it can be shown that there are valid grounds for a new review. Any such grounds would consist of proving that there has been a material change in the circumstances surrounding the property in question, which would necissitate a second application consideration.

This size and density of development is out of place in this location. There are not enough parking spots planned to accommodate residents and pub customers. Rezoning one single family residence lot, and merging it to the 3 story development will reduce the quality of life (and probably significant hit to property value) of the next door neighbor. Other immediate neighbors will also be negatively impacted by the height and parking problems. The proponent benefits greatly to the detriment of long time residents. This is not fair. The zoning and "style" guidelines developed in 2011 involved significant public participation. Do not throw out our hard work.
