A small grocery store would be ideal!

Why not develop a small community space that would benefit the community and schools? Something where the children could go for lunch (attract healthful and trendy options). I know the community misses having a grocery here, so why not a place that could act as a quick grab for basic staples, perhaps focusing on local food. An after school tutor center as well? Something that's going to attract attention and be beautiful instead of a place for humanity's unwanted items. Something that complements the presence of the YMCA, licterman nature center, the public and private schools and their associated pocket books, and the middle to upper middle class neighborhoods that are trying to stay relevant, family friendly, and safe.

I do not want a Storage Facility or Car Rental business in the Balmoral Shopping Center

I am a service technician that has serviced most of the storage facilities in the Memphis area. As a result of my first hand and inside insight, I can tell you for sure that a storage facility is not what you want in your backyard. Although it is a necessary service, I have seen it be a magnet for crime.

I do not feel that these types of businesses will bring the type of influence that our neighborhood needs. I feel the best fit for the location would be offices, particularly medical practices, due to the proximity of St. Francis and Baptist hospitals.

As a property owner and resident, I must oppose the re-zoning request before the BOA. It will be a negative impact on every homeowner, existing schools and businesses in this area. Blight will follow if this re-zoning occurs and there's absolutely no good reason for this to happen. We should be focused on improving areas in Memphis, not creating further decline.

This is currently a nice family oriented neighborhood and always has been. The proposal to re-zone to accomodate such operations as a self-storage and car rentals would immediately devalue our properties and clearly make it less safe safe and thefefore attract unacceptable clientale. Our children should no longer walk from Ridgeway High, down Quince passing a self storage and car rental facilty to get to their home around the corner to all the apartment complexes on Lynnfield or even to my neighbirhood on the far west side of Balmoral. Self storage operations are known to store, produce and sell drugs. It will not be safe. Also, just drive past the car rental operation on Mt. Moriah to see the type of people there. It's not where childen should be near. An element of society will be there that currently is non-existent here and shouldn't be if our citizens are to continue to enjoy this area, the security, ambience and current property values. There are currently 6 of these self-storage in the area and I can't see the need for more. There are many residents like me who've lived here for 30 years and longer and who planned to live here the rest of our lives. I'm not sure that would be possible if such a re-zone of BSC occurs. It simply will create a very undesirable change to our community.

We live in a wonderful neighborhood that included, at one time businesses that we could walk to at Balmoral Shopping Center! Please don’t take away what is good for our neighborhood and replace it with something that is not!

Please keep our current zoning so that our property values don't decrease. We also don't want crime brought into our neighborhood. This is a residential neighborhood with schools, a nature center, and a YMCA that is currently family friendly. Please don't destroy this neighborhood by rezoning Balmoral Shopping Center.

Please do not rezone Balmoral Shopping Center. We need businesses that will enhance rather than be detrimental to our family friendly neighborhood.

We have enough crime already in this area that has already increased over the past few years. We do not need storage units or car lots in that location. There are too many residents abd children around.

Auto leasing and self-storage units are not neighborhood compatible. They should be located in industrial centers or along highways.

These variances are nothing but detrimental to numerous neighborhoods. The Board of Adjustment should stand with us and oppose any change to present zoning.
I am very opposed to this plan
