The number of students in this area is too high already and the residents currently suffer on evenings with drunken behaviour in the early hours, I feel that this development would only serve to exacerbate this further.

The proposal shows a lack of sympathy towards the neighbourhood. The planned development dwarfs the neighbouring Victorian properties on Alma Vale Road. The design appears to want to cram in occupants to maximum capacity akin to a battery farm. Whilst in favour of thoughtful development which would enhance this concervation area, the proposals are detrimental in every regard.

This would cause parking nightmares, when parking is already an issue in the area.

It sounds like the residential development is too large (I can't imagine planning permission being granted if the site were 200 years in any other direction), and with the development of Maskreys into student accommodation too,, I think further consideration ought to be given to the demographics of the area. It might turn out that it's fine, but i think there ought to be more public consultation.

Building needs to be lot smaller, what with the rubbish George Ferguson is putting us through, parking for one will be non existent

Hi Sveta, the information about closing the foot path came from the developers representatives in Clifton down. They didn't specify that they will close it, but said that they were looking into closing it if people didn't use it.

This is outrageous - parking is already next to impossible for local people, who have to compete with people who work on whiteladies road for spaces. The nature and demographics of the area need to be taken into account . It's a quiet area with many elderly people.

I feel this proposed develpment completely unappropriate for the area. Although it says 93 units, if it does go ahead there will certainly end up; with a lot more than 93 students, most of whom will have cars or visitors with cars. I do hope the planners will see sense and not let this proceed.

The proposed development will be 4½ stories - that's 2 stories higher than the existing properties in Alma Vale Road.

Quite apart from all the reasons stated, with which I completely agree, the planned felling of all the mature trees will be catastrophic to the established wildlife, which includes jays and goldfinches as well as many other bird species. The removal of several large trees will also have a negative impact on the removal of surface water which is an increasing issue as more gardens are converted into hard-standing for car parking etc.

I completely agree with the objections stated here. Whilst I appreciate that this site will be developed at some point, the size of the proposed development is excessive for the size of the plot. This is generally a quiet residential area with a good balance of professionals, families and students but the proposed development would likely distort this making the area less desirable for professionals and families. It is likely both to impact quality of community and property prices in the locality.

We already have too many students and are fed up with the noise, dirty streets and inappropriate recycling.

I strongly object to this planning application. This area already has a high density of students - the councils estimate of numbers is completely inaccurate. All the local amenities are stretched, you cant park anywhere, all the cafes and supermarkets are totally packed out at lunch time with students, the area cant handle any more. Bristol is a big place, why are all the students being 'shoe horned' into one small fairly affluent part of town? We don't need extra development here - other parts of town need these kinds of development much more than we do - we need to spread it around more - the city is too ghettoised already. We needed all the students we can get in the city but get them living somewhere that needs their cash more than this over stretched busy part of town.

I agree with the comments - the density of the proposed development is a concern and there is very little amenity space provided.We already suffer with refuse on the streets of this conservation area - and cannot see that this proposal will enhance the environment for current residents.

I object to this proposal, on the grounds that it would tip the balance in the local community into there being too many students, who are transient and give very little back to the community apart from their spending power. Also, there has been no planning for any parking here - Bristol students have cars despite what the university do!
