SAFETY BEFORE DEVELOPMENT

We have so many new units in our neighborhood, with all the Cresta Bella units, the upcoming travesty of the Penasquitos Villages project and now they want to add 570 new units along with traffic lights, blocked off fire safety streets, no fire station for miles from us, scarce hydrant issues, etc. This it all to an area we were all promised would be a golf course when we bought our homes. I think the greed of having more city property tax revenues and solving a home availability issue along with greed by our council members has clouded the vision of our representatives. Eventually everyone here will have a worse lifestyle than they envisioned because of a handful of greedy developers and city council representatives. Our neighborhood should not be the brunt of tax issues, along with housing and development issues in San Diego. We have been here for many, many years, when there was no hwy 15 and now all that was promised us when we bought our homes was a lie.

Please do not take away the open space area, which has been part of our PQ community from the point which the homes were originally built. Turning this area into living units would eliminate the open space, which is greatly needed in North PQ. We need more open space, more parks not more living units

It's simply wrong to create a situation that endangers people.

I have a concern for th public health & safety of my community with the buildings of all those additional homes.

There needs to be more than 1 way out of the neighborhood in an emergency. Adding more houses makes this more hazardous.

I have lived in the Penasquitos area since 1985 and will be negatively impacted by the housing project proposed by 33 North. The proposal would add hundreds (possibly thousands) of homes and cars that put additional stress on the infrastructure and risk the safety of the existing community. Penasquitos Drive serves as the only entrance/exit to the Glens neighborhood. The risk of having this one entrance/exit was very apparent during the major 2003 and 2007 fires when the area was evacuated. There have been several fires in the Black Mountain open space over the years that required local residents to be evacuated as well. Some insurance companies won’t even cover houses close to fire risk zones anymore. Adding more stoplights and hundreds of cars to the area decreases safety and negatively impacts the whole neighborhood. ---------- Note that 33 North is the third developer trying to amend the community plan to rezone the golf course. Previous government representatives listened to community stakeholders, evaluated the risks, and denied previous rezoning attempts. We ask that current government representatives listen to the community members that will be permanently affected by this development on a daily basis, not outside investors who only have short-term financial interests in the development. Make the right decision to keep open space open.

Building more homes and bringing in more people means more cars this neighborhood can't handle. In a disaster of any magnitude, would put us all in danger of leaving safely. Putting a street light where the tennis courts are is unthinkable and unsafe for our neighborhood.

This area is already extremely congested and the development would exacerbate danger, especially with fires!

Huge safety concerns if this development goes forward!!

Please we can’t impose this safety hazard/congestion to go forward in our community!

Please do not add more traffic. Penasquitos Drive is the only way in and out of the neighborhood.

Please do not add more traffic and non affordable housing.

Address the safety issues or stop.

WHAT are they thinking? We have already shown disapproval to other developments, why would we approve this? Geez, the traffic is bad on PQ Blvd now in the mornings and at night. And, of course, the one way in and out is always on our mind for emergencies and evacuations! Is it time to get a new planning board?

Please do not develop the Doubletree Golf Course! Please leave it as undeveloped open space. The additional traffic will create such a hazard. We already have traffic issues. We do not need more dense housing. Please Do NOT develop!!!

The Junipers’ proposed redevelopment (570+ residential units or more if the Planning Commission pushes redevelopment) will be detrimental to the health, safety, and general welfare of persons residing or working in the area and will adversely affect other property in The Glens and Villages neighborhoods. That is why the Rancho de los Peñasquitos Community Plan recommends that the golf course land remain open space. 33North is not looking out for our best interests - we ALL need to be vigilant and be sure everyone knows we are not in favor of any redevelopment of this property.

I am opposed to the development of the former Doubletree Golf Course/Designated Open Space that reduces the public health and safety in the surrounding community, and contributes to what are already unsafe conditions

I grew up in this neighborhood and can't imagine the gold course being houses. When there was a fire on the hill where the water tank is, it took so long to get people out with only 1 exit to the neighborhood. Do not add more houses to that causing safety issues.

This is a huge safety issue!! In 2007, when our area was evacuated . It took over an hour and a half to get out on to Carmel mountain road. Thank goodness we didn't burn up!!!

Please keep our open space!
