How was the zoning changed to high density housing without voter approval? Have you seen I- 15 at 7am - 9am, parking lot heading south and the same from 3pm -6pm heading north. Good luck waiting on the on and off ramps. Traffic will be horrible. High density housing and subsidized housing will bring more crime into these areas. Ask the police department. PQ was designed for single family residential. Let's keep it that way. City of San Diego: build your high density affordable housing in areas that are zoned for redevelopment projects that have lower land values.
Are the apartments along I-15 in Mira Mesa the answer? Beginning to look like LA and San Francisco.Is that what we want?

Very concerned about the increase development in my community and fire safety. Incase of fire evacuation, there is no way many of us are going to get out safely due to the over crowding.

Not only is the Fire hazard a concern, has anyone thought about where all the water will come from, not only to put out fires, but for personal use??? Building should be stopped just for the water shortage all by itself. Because we have had rain recently doesn't mean we are out of the danger of a water shortage which is more important than any other reason. Also, how about the pollution more cars will bring to the neighborhood and surrounding areas. Building has to stop sometime and this is just that sometime-now.

The City of San Diego doesn't care about our safety. They will let the project go through in the name of "smart growth." Penasquitos Drive will look like Park Village Road. Traffic in the Glens will look like the intersection of Park Village, Adolphia Street, and Black Mountain Road. More people need to speak up against the redevelopment.

Personally I'd like to see the old golf course cleaned up and maintained as an open air park because at the moment even in its shabby condition it's a beautiful place to walk your dog or have a picnic or even just sit and think for a few while taking in the veiws. I'd be extremely sad to see it all developed especially into soooo many different housing units... The addition of that many ppl would be a nightmare durring an emergency... As it is one of the last fires almost had my god family and i trapped able to visibly see the huge wild flames racing down from the top of the hill towards us clear as day out half the houses windows...

There are already too many redevelopment projects in PQ. The Karlan Hotel property should NOT be redeveloped. The City should declare this as park land or open space. No more development that will further exceed the infrastructure.

This impacts more than fire safety although that is a major concern, it impacts our schools, our resources, street maintenance, regular traffic and stores around us. You cannot add 1/3 more to one street!

Tired of Developers being able to build wherever there’s open space.
You developers scarred our community to the point that if there’s a fire, we will die in our cars! Too many developments, too many families equals disaster for people and wildlife.

North PQ is basically a giant cul de sac. When Black Mountain caught on fire several years ago, PQ drive was closed to traffic. The fire department had to open the emergency exit at the end of Andorra, only to find that someone had poured concrete into the barrier pole holes.
Had that fire advanced into North PQ, it could have been catastrophic given that there is, for all practical considerations, only one way in and out of this community -- PQ Drive.
The proposed entrance, exits and emergency exits of the proposed community will be nothing but choke points for those living in the new community.
And it will only exacerbate an already bad situation if there were a major emergency for the *existing homes* served by PQ drive.

Besides the number of people/cars the Junipers Project will add to the already congested Penasquitos Drive, We fear that the City has not taken into account the Added traffic the large, new, PQ Village Project will also place on Carmel Mtn Rd. Likewise, we believe to escape the congestion at the newly signaled, 4 way intersection/ Junipers Entry at Janal Ave. & Penasquitos Dr - Traffic will choose to divert through, and clog the neighborhood streets above, SW of Penasquitos Dr. This will compromise safety, and livability as drivers seek alternate ways to reach their homes located past the new intersection.
We're anxious to see a Professional, Independent Traffic Study completed, which needs to address the severe vehicle impact this Junipers Development will have, along with the recent Cresta Bella housing units, and the planned PQ Village Development.
We firmly believe that it will show that the City of San Diego is placing 'their' housing shortage, before 'our' Safety!

For one reason or another, there seem to be almost daily occurrences that require either police, fire, or ambulance services to rush through Penasquiros Drive (and we are so grateful for their services). But with even one or two of these service vehicles coming through, everything comes to a stand still on the only road artery in the community - Penasquitos Drive.
Now, let’s add 1000 + vehicles ( assuming about 500 unit proposed housing development ) to the same limited road space - and you have a complete disaster in terms of traffic congestion, safety, and emergencies.
Safety of the community should come first.

The Junipers plan is not in the best interests of our community. We have a community plan intended to protect the character of our neighborhood, and this development would grossly violate that plan, destroy our open space, unreasonbly increase congestion, and make our neighborhood less safe. Keep the current zoning and do not take away our open space!
