I hope i am allowed to sign. We built with Fox Ridge aka Ryan in TN. We closed in 2013. We, and our entire street, all had minor to major issues and were all giving some kind of concession for isuues we had. While we have had no major issues lately, knock on wood, the list of issues previously is long. We also had ryan build a new development behind us and they were awful to us. They refused to honor city landscaping codes and the city had to get involved... I can't tell you how many times weve had to call their corporate office and the police about their vendors.

Hello My name is Theresha. I purchased my home in 2012. 1 month after warranty I started having leaks. Notice in the living room. This has been an ongoing problem. in my neighborhood there are several people that have had same issues. roofs caving in, teribble water damage. The only way to resolve problem is to bust open wall and have plumbing redone. This is awful. Please help

We purchased in Smithfield, VA. Seven months ago and we are having same issues. Grading in backyard, Roof shingles lifting, Siding Falling off, Hardwood cracking and lifting, Second floor is always hot and so many other issues including walks being ripped to add new HDMI wires.

Poplar run - Silver spring MD Rushed my home - 30 days early and am dealing with a lot of issues (poor workmanship, leaking in garage with rain, nail pops thru carpet, appliances malfunctioning, wood poor material, plumbing issue in basement )

Area around front door improperly installed. Instead of water going away from the house water came towards the house and rotted floors. Entire unit and the door had to be replaced costing us thousands of dollars. Ryan refused to fix. Garage floor was cracked during the walk-through and Ryan homes refused to fix putting us in a bind because we had already sold our house with nowhere else to go. I'm almost certain that the back door is rotted out just like the front but can't afford to fix that right now. The third floor never gets cool currently it's at 98° and the rest of the house is at 74°. Those are just a few of the issues. Many more minor issues.

I have a few issues, but the main one is that the waterproofing barrier was incorrectly installed and now when it rains, my finished basement gets water on the floor. The carpet is always soaked and smells and the drywall is starting to show signs of being wet. Ryan Homes said it was a one year warranty and that is BS! The waterproofing barrier is underground!

My husband and I are also victims of shoddy construction of a Ryan Home and their subpar vendors. Our second night in our home was met with a flood on our first floor due to contractors stuffing their blue contractor towels down our pipes and a crushed sewer line. They had to dig up and repour the section of drive way that they removed. This section is a totally different color than the rest of the driveway. Ryan Homes refuses to repour our driveway despite its horrible appearance. We also have very uneven floors of which they say are "in spec" with the exception of our daughter's room of which they agreed to repair, however our entire first floor is uneven and they will not fix it. We have only been in this house for a year and are very disappointed with its lack of quality and have expressed this to the Ryan Homes site supervisors several times. I could go on and on regarding quality issues with this home. Hopefully someone will help us save our investment.

Hi my name is Elliot and my wife and I saw the ryan homes and the model home and fell in love with the presentation and the promise made by the sales agent that the homes were built with quality and are guaranteed. So we believed the rhetoric, however during our final meeting before construction we sat down with the building project manager and the sales associate and made some changesto our contract. One of the changes was the cabinet styles for all floors, originally we chose the standard cabinet for the bathes upstairs however we had agreed to put the same cabinet style in both the kitchen and second floor baths both guest and master. A penciled in change was made on both the sales associate copy and our copies of the contract. the builder manager was present and made a note to himself so there wouldn't be any issues. During construction we noticed that the wrong cabinets were placed in the bathes upstairs. They weren't the ones we decided on so we made contact with some higher level supervisor that stated that our contract had the original cabinets listed and that there had been no change to the contract. We argued with her stating that all parties at the meeting penciled in the changes and to please help us have the correct cabinets replaced. The supervisor stated that it was not possible because it would cost them too much to go back take out the cabinets order the new ones and replace them. We shared our anger and disappointment with her until she decided to offer other alternatives to compensate for the mistake. although my wife til this day is angered about there mistake and not having the home that we desired but the one that they dictated, the supervisor offered a 1500 dollar credit towards the closing cost or putting trim on our kitchen cabinets and extra fan connections in rooms that didn't have them. We chose the trim and the fixture outlets. Unfortunately, many other issues arose for example; our master bath shower has leakage seeping through the bas

Sorry I ever bought from them , my drive way as been cracked Day one with promise of being fixed my master bathroom ceiling leaks when it rains my banister an steps are crooked my outside banister loose the tile tearing in the kitchen an breakfast room missing glob in master bathroom walk in closet cabinet door broken master bathroom second bed room bath room sounds like bugs in the vent toilet continues to stop up from day one of move in back door screen been off track an still off track all the promises to fix things haven't been done all the serious big things not fixed ... how can you buy a home an basically have no say so in any think you don't want I have never heard of such I don't give a f---- about these people in my life

We need $2,500 in repairs to replace windows with broken seals and or have the gasket seal twist out, Both issues are causing us to replace all windows where that is an issue. We also had to replace our front door several years ago door a defective door. Cost 5K. Water heather was laced in the attic and broke causing sheet rock to fall causing $800 in damage. Poor decision to place a water heater in the attic. Did replace with tankless water heater.

Nowhere close to the quality for which we paid. Deck was not to code, confirmed by JCC inspector upon reinspection. Appears our roof is leaking less than one year in the house. Wish I never entered our contract.

Ryan Homes from (Wife Geri and Me) Henrico, VA 2003 to 2017 is the worst home period! Bathrooms damage, air conditioner damage, poor home building, poor cracked foundations/ construction, poor rotting wood on my back deck etc. My equity in my home (Real House Sale Home) has rent homes from HUD! Enough is enough!!
