Our water pressure went down after the second month we moved in. Our water heater constantly needs to be reset, never staying hot anymore. Our AC unit will stop working after a bad storm for a day or two. Our pantry doors don't remain shut anymore because the balls that retract at the top have completely popped out. We are being overcharged for HOA fees and overcharged for water which the money is sent to the same people. And why are we charged for a warranty person to come to the property? If an item is covered under warranty, there should be a minimum deductible. I'm so beyond frustrated. I'm a veteran and my husband is active duty, very disappointed.

The fact that Ryan Homes/NVR is allowed to continue to sell garbage homes and charge premium dollars is absolutely criminal! They should be held accountable. The construction issues are never their fault. They blame the homeowners, nature, neighbors, pets.. whatever, but they never want to be held responsible for their absolutely careless construction.
Our neighbor recently had a problem and we were surprised that one of the managers came out to the site, but we were more surprised that he showed up representing Ryan Homes in his clearly marked Ryan Homes apparel and he was wearing a baseball cap with an assault rifle and the American flag. This was within 24 hours of the Denver shooting. We felt this was very inappropriate and insensitive.
Needless to say, the neighbor was given the "say anything" excuse, issue was explained away as not being Ryan Homes' inadequate construction.
They hire the cheapest subcontractors who just slap it all together. They have no care or concern about the buyer, no matter what they tell you. It's solely for their financial gain. Customers are not the priority to Ryan Homes/NVR.

I live in PA. I bought a Townhome in z development in Montgomery County. The Air conditioner had a faulty coil that failed after 3 years. I had to fight to get it replaced. I heard they were defective when installed and Ryan knew it but installed the rest of them because it would have cost them to re do everyone's coils.

My bedrooms windows are drafty causing my aging mother that comes to visit to get sick.
Also, every time my heat comes on, it seems like someone is coming up the stairs, and this is every few minutes. My kitchen island is gaming apart and my bathroom tub leaked to my downstairs kitchen. My wooden floors are warped and the granite tops in the bathroom Is fainting.
There are cracked in the walls and trimming and several other ploblems

Our development is trash all the homes have the same defects and if the come and fix anything it’s done wrong. Our porch was poured 3 times each time was done incorrectly. We now have our front yard tore up from the equipment and cement on our fence, windows and chairs months later still not fixed. A piece of wood popped of our island and scratched our babies face up!

My home is 4 years old. The door was installed improperly causing water damage and having to replace flooring, subfloor, and sliding back door. The drywall is falling off my ceiling. The kitchen counter tops are separating bc the house is so uneven.

Overview
We recently had a home built by Ryan Homes (a.k.a NVR Inc). We were assured that they would fix any issues that we had for the first year (we are still in this time frame) but they purposefully drag their feet to get anything fixed. I asked them if the year warranty would take affect after they fixed the initial issues and they told us that it started the day that we moved in. How is this legal? There are several things that we have pointed out that they still haven't fixed in ~6 months.
Major issue #1:
We purchased an option for a third floor and during the summer months we had issues with our HVAC keeping the third floor cool. Their response to this concern was that we might need to purchase a supplemental unit. This is not something that they told us could be a potential issue so why wouldn't they have charged 30k instead of 25k for the third floor and simply upgraded the HVAC unit?
Major issue #2:
Their "sub-contractors" don't clean up well after themselves. This has resulted in 2 children and my wife getting injured.
- My wife got glass in her foot when using the second floor bathroom.
- An acquaintance's child got a brad nail (the kind used in a nail gun) stuck approximately 1/2 inch into the bottom of his foot. The nail itself was about 2 1/2 inches long.
- My youngest daughter got a 1 1/2 inch splitter in her foot for walking on our new deck because they decided not to sand all of the rough cut edges.
Major issue #3:
The downstairs bathroom appears to have been built smaller than normal because the door trimming was required to be cut down by about 1/2 inch instead of it fitting properly. To further highlight the hideous craftsmanship the door trim stops about 1/2 inch above the floor and they just filled in the space with a ton of caulk.
Major issue #4:
The thermostat on the second floor was installed in the master bedroom so the rooms on the opposite side of the house are +/- 5 degrees different (not sure what engineer design
